Position SummarySonic Title® Agency is seeking an experienced Title Examiner to join our growing team. This is a hybrid position based in Dearborn, Michigan, offering flexibility while maintaining close collaboration with our operations team.
The ideal candidate will have 5 years of title examination experience and a strong understanding of Michigan title practices. This individual will be responsible for conducting thorough title examinations, identifying and resolving title issues, preparing title commitments, and ensuring files are ready for a smooth closing.
Responsibilities- Conduct comprehensive title searches using public records and title software.
- Search for and identify liens, judgments, unpaid taxes, easements, restrictions, and other encumbrances affecting title.
- Research and examine ownership history.
- Prepare accurate 24-year Chain of Title reports.
- Review deeds, mortgages, releases, probate documents, court records, and other recorded instruments.
- Prepare title commitments and supporting title documentation.
- Identify title defects and work with internal teams to resolve issues before closing.
- Coordinate with escrow officers, processors, lenders, attorneys, and real estate professionals regarding title findings.
- Ensure title work complies with company standards, underwriting requirements, and Michigan regulations.
- Maintain accurate documentation and meet turnaround deadlines.
- Support the closing team to ensure efficient and timely transactions.
- 5 years of Title Examiner experience required.
- Experience preparing 24-year Chain of Title reports.
- Experience creating title commitments.
- Strong knowledge of title searches, liens, judgments, taxes, easements, and recorded documents.
- Ability to interpret deeds, legal descriptions, mortgages, releases, and other recorded instruments.
- Experience identifying and resolving title defects.
- Familiarity with Michigan title insurance practices and real estate transactions.
- Proficiency with title production software, online public records, and Microsoft Office.
- Excellent analytical, organizational, and communication skills.
- Ability to work independently while collaborating effectively with a team.
