This role is responsible for building accurate schedules, forecasting revenue, coordinating subcontractors and consultants, and maintaining exceptional client communication throughout the entire project lifecycle. As a key client-facing representative of Timeline Design Build, the Project Manager ensures smooth execution, clear expectations, and a high-quality experience at every step.
Supervisory Responsibilities
- Supervise on-site personnel, ensuring work quality, compliance, and alignment with the project schedule.
- Manage multiple active projects and serve as the primary point of contact for clients from pre-construction through completion.
- Create, maintain, and adjust project schedules to keep all work on track.
- Produce feasibility and rough-order-of-magnitude estimates during early stages of client engagement.
- Continuously forecast project revenue, track financial performance, and update GP-adjusting financial reports.
- Lead, manage, and hold team members and subcontractors accountable to quality, safety, and schedule expectations.
- Oversee project setup, planning, and coordination with the Estimating team to verify existing conditions, labor needs, and constructability.
- Maintain strong communication with clients, including weekly site meetings, schedule updates, change-order management, and expectation setting.
- Supervise consultants, subcontractors, vendors, inspectors, and other project contributors.
- Maintain clean, safe, and compliant job sites with a focus on proactive quality control and a “no punch list” mindset.
- Monitor and document daily job progress and produce weekly progress reports.
- Conduct weekly safety meetings and enforce company safety standards.
- Manage change orders including scope clarity, cost accuracy, documentation, and client approval.
- Attend open houses for projects you manage and support company representation in the field.
- Assist occasionally with warranty or maintenance needs.
- Perform other duties as assigned.
- Strong knowledge of residential building codes and the ability to read and interpret architectural and engineering plans.
- Excellent written and verbal communication skills,
- Exceptional collaborator with team members, clients, and trades.
- Advanced computer skills, including MS Office; familiarity with BuilderTrend, PlanGrid, or Bluebeam is a plus.
- Degree in architecture, engineering, or related field preferred.
- Minimum 5 years direct supervision experience; SF Bay Area high-end residential experience strongly preferred.
- Ability to work on active construction sites under varied conditions.
- Ability to work safely around construction activity.
- Ability to climb ladders and navigate stairs throughout all stages of construction.
