Preferred Qualifications Position Summary

Serves as the senior administrative and strategic leader for the Facilities Maintenance Division, providing executive oversight of operations, capital planning, and resource management. This position establishes division priorities, directs long-range facility planning, and ensures alignment with institutional goals, regulatory requirements, and fiscal controls.

The Assistant Director exercises authority over budget development, capital renewal programs, and major repair and renovation initiatives. The role provides second-level leadership to maintenance and grounds operations through the Facilities Manager and is responsible for organizational planning, policy development, and performance oversight.

This position serves as the primary liaison to Georgia Center leadership, the Office of University Architects, and the Facilities Management Division, representing the division in executive coordination, planning, and project delivery.

Physical Demands

  • Conduct site visits to active construction and maintenance locations, including confined or elevated spaces
  • Work outdoors or in active construction environments under varying weather conditions
  • Participating in emergency response situations, which may require work outside normal business hours, including evenings, weekends, or holidays
  • Perform standard office-based administrative work.

  • Establish and communicate division priorities, performance expectations, and operational objectives for maintenance and grounds functions
  • Provide executive oversight of departmental performance, organizational structure, and service delivery outcomes
  • Direct resolution of complex operational issues; escalating or delegating routine matters through the Facilities Manager
  • Review and approve major personnel actions, including workforce planning, hiring, compensation, and disciplinary recommendations
  • Evaluate operational performance and implement improvements to increase efficiency, consistency, and service quality

Percentage of time 25 Duties/Responsibilities

  • Direct planning, design, and execution of capital construction and renovation projects in coordination with OUA and FMD
  • Establish project scope, budget, and priorities to align with institutional goals
  • Review and approve design documents, construction plans, and specifications
  • Conduct site oversight to verify compliance with project scope, design intent, and quality standards
  • Serve as primary liaison with architects, engineers, contractors, and university stakeholders throughout project delivery

Percentage of time 23 Duties/Responsibilities

  • Lead long-range facility planning, including MRR development and major renovation strategies
  • Evaluate space utilization, facility conditions, and infrastructure needs to inform strategic plans
  • Establish policies, standards, and governance practices for facilities operations and planning
  • Represent Facilities Maintenance in institutional planning efforts, committees, and executive discussions
  • Engage campus stakeholders to align renovation priorities with programmatic and operational needs

Percentage of time 15 Duties/Responsibilities

  • Oversee administrative operations, including procurement, financial documentation, and compliance reporting
  • Administer performance evaluations and disciplinary actions as required
  • Review and approve accounts payable, purchase requests, and financial transactions
  • Supervise PCard administration and ensure compliance with university policies
  • Manage administrative processes related to MRR requests, estimates, and project documentation

  • Develop and manage annual operating and capital budgets for maintenance, grounds, and facility renewal programs
  • Approve major expenditures and monitor financial performance against budget targets
  • Adjust budget allocations based on project needs and operational priorities
  • Ensure compliance with university fiscal policies and maintain accurate financial reporting

  • Maintain and update facility documentation, including as-built drawings and space records
  • Coordinate interior design planning, including finish selection and material standards
  • Develop conceptual layouts and space planning recommendations
  • Balance facility modernization efforts with preservation of historical and architectural standards
