Sr. Preconstruction Manager
Fort Lauderdale, Florida (metro-area) | Full-Time | On-Site
Company is seeking an experienced Senior Preconstruction Manager to independently lead projects through the full preconstruction lifecycle—from conceptual budgeting and design development through GMP, subcontractor buyout, and turnover to Operations.
This project-lead role will expand the capacity of our growing Preconstruction Department. You will report to the Director of Preconstruction, collaborate closely with the Preconstruction Executive, and direct supporting preconstruction resources assigned to your projects.
WHAT YOU WILL OWN
- Lead assigned projects from conceptual estimate through GMP, buyout, and turnover.
- Manage project-specific preconstruction schedules, deliverables, decisions, and client communication.
- Develop conceptual, schematic, design-development, construction-document, and GMP estimates.
- Establish estimate assumptions, quantities, scope coverage, allowances, contingencies, alternates, and cost reconciliations.
- Lead constructability reviews, risk identification, value engineering, design clarification, and procurement planning.
- Manage subcontractor outreach, bid coverage, scope sheets, bid leveling, interviews, negotiations, and award recommendations.
- Prepare and present GMPs, including qualifications, exclusions, risks, and supporting documentation.
- Lead subcontractor buyout and organized turnover to Operations.
- Direct and review work performed by supporting preconstruction team members.
WHAT WE ARE LOOKING FOR
- 10 years of commercial general contracting preconstruction or estimating experience.
- Proven ability to independently lead complete projects—not simply portions of an estimate.
- Strong South Florida multifamily experience and broad knowledge of major building systems and trade scopes.
- Experience with conceptual budgets, design-phase estimates, GMPs, and subcontractor buyout.
- Ability to lead owners, architects, consultants, subcontractors, and internal teams through complex budget and scope decisions.
- Strong communication, presentation, negotiation, organization, and follow-through.
- Advanced proficiency with Excel and Bluebeam; BuildingConnected or comparable bidding-platform experience preferred.
- Collaborative, accountable leadership style with the ability to direct and develop supporting team members.
