Occupancy Specialist (Affordable Housing)

Location: Boston MA

Schedule: Full-Time | Monday–Friday | Onsite

Compensation: $60,000–$65,000 annually

A well-established affordable housing organization is seeking an experienced Occupancy Specialist to join a stable and highly supportive property management team in Boston, MA

This role is ideal for someone with a strong background in affordable housing compliance who enjoys working directly with residents while ensuring program requirements are met accurately and efficiently.

What You'll Do

• Process move-ins, annual recertifications, and interim recertifications
• Verify resident income, assets, and eligibility in accordance with affordable housing regulations
• Maintain accurate resident files and compliance documentation
• Manage applicant waitlists and screening processes
• Coordinate with property management staff to support occupancy goals
• Respond to resident questions regarding certifications and program requirements
• Assist with audits, inspections, and compliance reviews
• Process special claims and related occupancy documentation
  
  

What We're Looking For

• 2 years of affordable housing, occupancy, compliance, or property management experience
• Experience with HUD, Project-Based Section 8, LIHTC, or similar affordable housing programs
• Strong knowledge of recertifications and income calculations
• Excellent organizational skills and attention to detail
• Ability to manage multiple deadlines in a fast-paced environment
• Strong communication and customer service skills
  
  

Preferred Qualifications

• Certified Occupancy Specialist (COS)
• HCCP, TCS, SHCM, or similar affordable housing certifications
• Experience with property management software such as Yardi, OneSite, or similar platforms
