About the Role

The Housing Authority of Fulton County (HAFC) is seeking a dedicated and detail-oriented HQS / NSPIRE Inspector (Full-time, Temp-to-Perm) to join our Housing Choice Voucher team. This position plays a vital role in ensuring that assisted housing units meet HUD’s Housing Quality Standards (HQS) and NSPIRE requirements, helping provide safe, sanitary, and compliant housing for program participants.

Key Responsibilities

  • Conduct HQS and NSPIRE inspections for Housing Choice Voucher (HCV) units throughout Fulton County
  • Perform initial, annual, special, and re-inspections in compliance with HUD regulations
  • Schedule inspections and coordinate with tenants, landlords, and staff
  • Track inspection timelines to ensure deadlines are met
  • Document inspection results and enter data into HUD systems (e.g., Form 52580)
  • Prepare and send inspection-related correspondence (appointments, notices, abatements)
  • Communicate inspection status and requirements to tenants and property owners
  • Assist with quality control inspections and program compliance efforts
  • Support utility allowance data collection and reporting
  • Prepare monthly inspection activity reports

Minimum Qualifications

  • High school diploma or GED required (college coursework preferred)
  • Minimum 1 year of relevant experience in housing, inspections, construction, maintenance, or related field
  • Strong organizational and communication skills
  • Ability to manage schedules, deadlines, and multiple tasks

Preferred Qualifications

  • Experience with housing inspections, building maintenance, or rehabilitation
  • Familiarity with HUD regulations, HQS, or NSPIRE standards
  • Experience working with public housing or voucher programs

Special Requirements

  • Possession of valid State of Georgia driver’s license.
  • Ability to be covered under the Housing Authority’s fidelity bond.
  • Ability to be insured by Agency’s vehicle insurance carrier
  • Working condition require that a person be mobile enough to drive within the boundaries of Fulton County , set, stand and walk up and down stairs and throughout buildings to access property for completion of inspections.

Certifications

  • Must obtain required certification within 3 months of hire

Additional Requirements

  • Valid State of Georgia driver’s license
  • Ability to meet bonding and insurance requirements
  • Ability to travel throughout Fulton County and physically access properties (walking, standing, climbing stairs)
