Position Overview

The Housing Inspector is responsible for conducting inspections to ensure housing units meet applicable federal, state, and local standards, including Housing Quality Standards (HQS), NSPIRE, and other regulatory requirements. This role supports both Housing Choice Voucher (HCV) and agency-owned housing programs by ensuring units are safe, compliant, and suitable for occupancy.

The position requires strong technical knowledge, sound judgment, and attention to detail. The Housing Inspector works closely with property owners, residents, and internal staff to coordinate inspections, communicate findings, and ensure timely resolution of deficiencies

Essential Duties and Responsibilities

  • Conduct initial, annual, and reinspections for units participating in the Housing Choice Voucher Program and other housing initiatives to ensure compliance with HUD, federal, state, and local standards
  • Inspect both agencyowned and privately owned units for safety, sanitation, habitability, and overall compliance with program requirements
  • Evaluate units for occupancy readiness and verify compliance prior to leaseup and during tenancy
  • Document inspection findings, complete reports, and maintain accurate records using paper and/or digital systems
  • Monitor inspection outcomes and follow up on deficiencies to ensure timely correction and continued compliance
  • Maintain accurate and organized data inspection across systems, ensuring completeness and data integrity
  • Coordinate inspection scheduling with landlords, residents, and internal staff to ensure timely completion of required inspections
  • Communicate inspection results clearly and professionally, including deficiencies, required corrections, and compliance timelines
  • Respond to inquiries from residents, landlords, and stakeholders regarding inspection processes and outcomes
  • Assist with preparation for REAC, NSPIRE, and other regulatory inspections, including documentation and unit readiness
  • Support property condition assessments, including identifying maintenance concerns and reporting issues requiring corrective action
  • Assist with inspection and monitoring of basic building systems, including fire safety equipment and general property conditions
  • Operate and maintain assigned inspection tools, systems, and equipment, including troubleshooting basic issues as needed
  • Monitor the condition of assigned vehicle(s) and ensure timely scheduling of routine maintenance
  • Collaborate with internal teams to support inspection processes, improve workflows, and ensure consistency in program execution
  • Support special assignments, housingrelated inspections, and departmental initiatives as needed
  • Identify opportunities to improve inspection procedures and contribute to quality control efforts

Qualifications

  • High school diploma required; vocational training or relevant coursework preferred
  • Minimum of 2 years of experience in inspections, construction, rehabilitation, maintenance, or a related field
  • Experience with HQS, NSPIRE, REAC, or other HUD inspection standards strongly preferred
  • Equivalent combinations of education and experience will be considered

  • Knowledge of construction, maintenance, and property inspection practices
  • Ability to identify deficiencies and assess compliance with housing standards
  • Strong judgment and decisionmaking skills
  • Ability to work independently and manage time effectively
  • Strong interpersonal skills with the ability to work with diverse populations
  • Clear verbal and written communication skills
  • Basic technical proficiency with inspection systems and reporting tools

Physical Demands:

This position requires frequent standing, walking, bending, and climbing, including accessing all areas of residential structures such as attics, basements, and crawl spaces. The role involves working in various environmental conditions, including extreme temperatures, uneven terrain, and confined spaces. The employee must be able to lift and carry up to 50 pounds as needed.

Special Requirements:

  • Valid State of Georgia Driver’s License
  • Must be insurable under the organization’s fleet insurance policy

Salary : $50,000 - $60,000
