Position Summary
We are seeking an experienced and proactive Commercial Property Manager to drive the daily operations, tenant satisfaction, and financial performance of our retail, office, and industrial portfolio across Michigan. You will serve as the primary liaison between property owners, commercial tenants, and regional vendors, ensuring all assets meet the highest standards of safety, aesthetic appeal, and structural efficiency. The ideal candidate possesses deep financial acumen, sharp negotiation skills, and practical experience managing property logistics across Southeast Michigan.
Key Responsibilities
Operations & Maintenance
• Execute seasonal property readiness, specifically managing heavy winterization protocols, snow removal contracts, and spring/summer landscape restorations.
• Inspect local assets regularly to maintain structural, preventive maintenance, and municipal life safety codes.
• Coordinate regional third-party contractors and internal technicians for swift execution of plumbing, electrical, and commercial HVAC repairs.
• Supervise capital improvements including common-area upgrades, asphalt/parking lot restorations, and tenant improvement (TI) buildouts.
Financial Management
• Work with accounting to formulate annual operational budgets, expense forecasts, and strategic asset management plans for each property.
• Implement cost-containment strategies to minimize overhead without compromising asset quality.
• Enforce rent collection and review annual Common Area Maintenance (CAM) charges.
Tenant & Lease Relations
• Serve as primary contact for resolving tenant inquiries, building emergencies, and service requests across the portfolio.
• Administer lease conditions to guarantee full compliance from both occupants and ownership.
• Facilitate property showings to prospective local businesses, verify tenant qualifications, and lead renewals.
• Oversee tenant turnover logistics, executing accurate move-in and move-out inspections.
Required Qualifications
• Experience: Commercial or corporate real estate management.
• Licensing: Valid Michigan Real Estate Salesperson license preferred.
• Mobility: Valid driver’s license and reliable personal vehicle for frequent travel between properties.
• Education: Bachelor’s degree in Business Administration, Real Estate, Accounting or Finance preferred.
• Software Mastery: Proficiency with professional property management platforms like Yardi.
• Technical Acumen: Strong working knowledge of commercial HVAC, commercial building envelopes, and lease provisions.
