About the Role:
In this role, you will lead the review, analysis, and resolution of title matters for commercial real estate and solar projects across multiple U.S. jurisdictions. You will serve as the primary subject matter expert on title issues, ensuring clean, insurable title and mitigating risk for the organisation. Your work will directly impact transaction timelines, deal viability, and overall project success.
Key Responsibilities:
- Review and analyse title commitments, policies, exceptions, and endorsements for commercial and solar projects.
- Examine surveys and legal descriptions to identify discrepancies, encroachments, and potential title defects.
- Coordinate and negotiate with title companies, underwriters, counsel, and other stakeholders to resolve title issues and secure favourable terms.
- Identify, evaluate, and propose solutions for complex title defects, liens, easements, and encumbrances affecting project sites.
- Draft and review title-related documentation, including curative instruments, affidavits, and endorsements.
- Manage multiple title files and workflows simultaneously, tracking progress and ensuring timely completion of all title-related deliverables.
- Advise internal teams on title risk, requirements, and conditions impacting transaction structures and closing strategies.
- Support closings by confirming satisfaction of title conditions, reviewing final policies, and ensuring all requirements are met.
Key Requirements:
- 5 years of experience in commercial title insurance, underwriting, or a closely related real estate field.
- Strong working knowledge of title commitments, policies, surveys, legal descriptions, and real property law.
- Proven ability to interpret and resolve complex title issues involving easements, encumbrances, liens, and boundary matters.
- Demonstrated experience managing title matters for solar or other renewable energy projects.
- Excellent communication skills with the ability to negotiate effectively with title companies, attorneys, and other stakeholders.
- High level of attention to detail with proven capability to manage multiple projects and deadlines concurrently.
- Proficiency with title production systems, document management tools, and standard office software.
- Licensed Title Agent or Underwriter in one or more U.S. states.
Desirable Skills:
- Experience working on multi-state portfolios or large-scale commercial transactions.
- Familiarity with ALTA surveys and industry-standard endorsements for commercial and energy projects.
- Background collaborating with developers, lenders, and investors in the renewable energy sector.
- Exposure to project finance structures and their title-related requirements.
- Ability to develop and refine internal processes and best practices for title risk management.
Qualifications:
- Bachelor's degree in Real Estate, Business, Legal Studies, or a related field preferred.
- Licensed Title Agent and/or Licensed Title Underwriter in at least one U.S. state (required).
- Additional state title licenses and relevant continuing education in real estate or title law (preferred).
