What are the responsibilities and job description for the Maintenance position at Super 8?
Primary Responsibilities:
- Perform general repairs and preventive maintenance throughout guest rooms and hotel common areas.
- Troubleshoot and perform basic plumbing repairs, including toilets, faucets, sinks, drains, shower fixtures, and minor leaks.
- Perform basic electrical maintenance, including replacing outlets, switches, light fixtures, bulbs, and troubleshooting minor electrical issues within permitted skill levels.
- Inspect, clean, troubleshoot, and maintain PTAC/HVAC units, filters, thermostats, exhaust fans, and ventilation equipment.
- Complete repairs involving drywall, painting, caulking, flooring, doors, locks, furniture, and bathroom fixtures.
- Perform routine preventive-maintenance inspections of guest rooms and document repairs that need follow-up.
- Assist with maintenance of the indoor swimming pool and hot tub, including equipment inspections and maintaining the surrounding area; chemical handling only when properly trained.
- Maintain hotel exterior areas, including parking lot, sidewalks, entrances, landscaping, snow removal, and general property appearance.
- Respond promptly to maintenance requests from the front desk, housekeeping, management, and hotel guests.
- Inspect equipment and immediately report conditions involving water leaks, electrical hazards, fire/life-safety equipment, structural damage, or other safety concerns.
- Maintain maintenance tools, equipment, supplies, replacement parts, and an organized work area.
- Coordinate with licensed contractors or outside vendors when repairs require specialized or licensed work.
- Complete maintenance logs, preventive-maintenance checklists, and work orders.
- Assist management with property inspections and preparation for brand, fire, health, and safety inspections.
- Follow OSHA requirements, hotel safety procedures, manufacturer instructions, and applicable building/fire codes.
- Be available for occasional emergency maintenance or after-hours calls, depending on scheduling.
Preferred Qualifications: Previous hotel, apartment, building, or general maintenance experience; Experience in plumbing, electrical, HVAC, carpentry, and painting; ability to troubleshoot problems independently; ability to lift/move maintenance materials and work safely with ladders and tools.
