BASIC FUNCTION


The primary responsibility of this position is to operate an assigned profit center for the Company. The incumbent must create an organized and disciplined workflow within all departments of the Company while generating budgeted revenue and company standard profit margins. The incumbent must operate the business within the guidelines established by the Corporate Stockholder(s) and President.


SCOPE AND DECISION MAKING


The VP of Sales and Marketing:


  1. Have extensive knowledge and experience with Sales and Marketing
  2. Have Strategic and Critical Sales Thinking; as well as problem solving skills
  3. Develop, implement and maintain sales and marketing plan(s) as required to meet sales objectives
  4. Have experience with Sales Management and Recruitment
  5. Have Performance Management skills; ability to hold others accountable
  6. Demonstrate a thorough understanding of the local Real Estate industry and the residential home-building process
  7. Have a minimum ten (10) years high volume homebuilder experience.
  8. Have understanding and knowledge of the importance of Realtor Relations
  9. Be able to effectively interact with customers, Realtors, vendors, land development companies, code enforcement officials, inner company personnel and industry piers;
  10. Demonstrate a knowledge of the home building process from land acquisition to land development to product procurement to construction to sales release to contract administration to closing to warranty/service;
  11. Demonstrate the disciplines and controls required to strictly control costs including but not limited to overhead expenditures as well as hard and soft house cost;
  12. Be capable of managing tight deadlines, promptly addressing changes without disrupting schedules, and managing high volumes of work with minimal direct supervision.


The VP of Sales and Marketing has the following decision making responsibilities:


  1. Hiring, assigning, evaluating and retaining administrative personnel, sales staff, and a management team required to facilitate profit centers business plan;
  2. Positioning the profit center in conformance with business objectives
  3. Produce product meets or exceeds specifications outlined at point of sale that represents an ongoing reduction in warranty/service expense;
  4. Delegate a specified workload to company assigned personnel.



MAJOR DUTIES AND RESPONSIBILITIES


  1. Develop, implement and maintain a disciplined workflow processes from product development to warranty/service for all homes sold, built and delivered.
  2. Establish, implement and maintain strict cost control disciplines within all aspects of the profit center.
  3. Deliver yearly budgeted sales and revenue dollars while achieving company standard profit margins.
  4. Maintain overhead levels that conform to company standards at all times.
  5. Develop and implement a yearly business plan that includes land positing, product development, market and economical trends, administrative and homebuilding capacities, and external workforce capacities.
  6. Develop, implement and maintain an organized, process oriented and safe work environment for all employees.
  7. Develop and maintain position descriptions and administer yearly evaluations and growth plans for all employees.



WORKING CONDITIONS


  1. Workweek: Monday through Friday; Saturdays if workload requires.
  2. Minimum working hours: 8:30 a.m. to 5:00 p.m.
  3. Work Vehicle: Dependable transportation that is to be utilized, as required, to facilitate necessary job functions.
  4. Lifting: Lifting may be required on a daily basis (weights may reach 50 pounds).
  5. Dress: Proper business attire and personal hygiene required representing company in a professional manner.
  6. Stress: Situations may exist on a frequent basis that requires tolerances for stress as well as appropriate stress management techniques to be utilized.
