Position Summary
A growing residential homebuilder is seeking a New Home Sales Manager to lead all sales, marketing execution, community presentation, and customer experience efforts. This role is responsible for generating home sales, managing buyer relationships, overseeing community sales strategy, driving social media and marketing activity, and helping build scalable systems to support future growth.
Key Responsibilities
Sales Leadership
- Serve as the primary sales representative across all communities.
- Guide buyers from first contact through closing.
- Achieve monthly and annual sales goals.
Lead Management & CRM
- Maintain accurate CRM records.
- Track leads, appointments, contracts, and closings.
- Ensure timely follow‑up with all prospects.
Community Sales Management
- Maintain expert knowledge of inventory, floorplans, pricing, incentives, and construction schedules.
- Monitor inventory performance and recommend pricing adjustments.
- Conduct competitive market analysis.
Realtor Engagement
- Build relationships with top Realtors in the region.
- Conduct outreach and host Realtor events.
Marketing & Social Media
- Manage company social media accounts.
- Develop and execute content strategies for homes, communities, and buyers.
- Coordinate photography, videography, tours, and updates.
- Maintain a posting schedule and track engagement.
- Work with outside marketing partners as needed.
Community Presentation & Signage
- Oversee signage, lockboxes, marketing materials, and community appearance.
- Ensure all communities meet professional presentation standards.
Construction Coordination
- Participate in weekly production and sales meetings.
- Facilitate communication between buyers and construction teams.
- Identify and resolve potential closing risks early.
Market & Product Feedback
- Provide insights on floorplans, pricing, amenities, and future communities.
- Serve as the voice of the customer.
Qualifications
Required
- Active Georgia Real Estate License
- Minimum 3 years of new home sales experience
- Proven success in new construction sales
- Strong CRM and lead management skills
- Excellent communication and relationship‑building abilities
- Ability to work independently
