Self-performing Developer
Managing the finances for building projects, specializing in job costing, budgeting, and cost control, handling everything from subcontractor payments and invoicing to preparing financial statements (P&L, Balance Sheet, Cash Flow) and ensuring regulatory compliance, working closely with project managers to keep projects profitable and on track financially.
Key Responsibilities:
- Assist with creating project budgets, tracking costs against estimates, and analyzing variances
- Prepare monthly financial statements, Construction-In-Progress (CIP) reports, profit & loss, and cash flow reports/forecast to provide management with project performance metrics
- Collaborate with project managers and executives to provide financial insights and support decision-making.
- Process invoices, manage vendor/subcontractor payments, and prepare owner billings/pay applications
- Understand contracts, change orders, subcontractor agreements
- Oversee subcontractor compliance with documentation, insurance, and payment terms.
- Ensure sub-contractors are in compliance with company policies and regulatory requirements (COI-required insurance limits, lien waivers, bonds)
- Process subcontractors pay applications, verifying insurance requirements, and managing retainage (withheld payments) and lien waivers
- Prepare and submit monthly loan draw requests to lenders or owners for project funding
- Managing the legal documentation required to ensure all parties are paid and the property is clear of claims
Experience:
- Bachelor’s degree in accounting or finance
- 3–5 years of accounting experience, ideally in a project-based or construction environment.
- Technical proficiency of construction ERP software such as Sage Intacct Construction, Procore, Textura, advanced Microsoft Excel/Word skills, QuickBooks
