What are the responsibilities and job description for the On-Site Caretaker position at SMR Management?
SUMMARY
Maintaining the cleanliness, appearance, and general upkeep of the property’s common areas and vacant units. This role ensures a safe, pleasant, and well-kept environment for residents while supporting the Site Manager as needed. Duties will be performed in accordance with company policies and EHO/EEO guidelines.
EXPECTATIONS
The Caretaker follows established cleaning and maintenance procedures. While given substantial guidance, the position requires self-direction and the ability to prioritize tasks. The Caretaker must adhere to timelines, ensure quality, and respond promptly to requests from the Site Manager or Regional Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Property Maintenance and Cleaning:
· Keep common areas (e.g. hallways, entryways) clean and tidy, typically through vacuuming, dusting, and mopping on a weekly basis or as needed.
· Maintain laundry rooms, ensuring washers and dryers are clean and in working order.
· Clean inside and outside of common area windows as needed.
· Remove bugs and debris from light fixtures as needed.
· Ensure trash is swept and removed from around the building and the area remains well-policed.
· Monitor water softener services and confirm regular maintenance is completed by vendors as scheduled.
· Replace light bulbs in hallways promptly.
· Reset alarms, thermostats, and electrical breakers as required.
Grounds and Monitoring
· Oversee contracted snow removal and lawn care services, ensuring timely and adequate work.
· Maintain curb appeal by keeping exterior areas clean and visually appealing.
Unit Cleaning
· Perform deep cleaning of vacant units, including kitchens, bathroom, floors, and windows.
Resident Support
· Distribute notices and forms to residents as requested by the Site Manager.
· Actively ensure that common areas are welcoming and smell fresh, including maintaining plug-in air fresheners, where applicable.
Other Duties
· Assist the Site Manager with miscellaneous tasks as needed.
· Report to the Site Manager any maintenance or service issues requiring vendor involvement.
Tenant Relations:
· Respond promptly to maintenance requests and complaints from tenants, ensuring issues are resolved efficiently and satisfactorily.
· Communicate effectively with tenants regarding the status of repairs and maintenance tasks.
· Maintain a positive and professional relationship with tenants, addressing their concerns and providing excellent customer service.
· Perform regular inspections of tenant-occupied units to ensure compliance with maintenance standards and identify potential issues.
· Educate tenants on proper use and care of apartment facilities and equipment to prevent damage and minimize maintenance requests.
Physical Requirements:
· Ability to push, pull, and lift 50 pounds.
· Ability to kneel, crouch, and stoop.
· Ability to reach above and below the shoulders.
· Ability to use hands and fingers to grasp, twist, and pull.
· Ability to climb a ladder and work above ground.
· Ability to walk and climb stairs.
· Ability to withstand external weather conditions.
QUALIFICATIONS
· Driving: Valid Driver’s License if assigned to multiple properties.
KNOWLEDGE/SKILLS/ABILITIES
· Language Skills: Ability to read, interpret documents, and speak effectively.
· Reasoning Ability: Solve practical problems and interpret instructions.
Pay: From $20.00 per hour
Expected hours: 10.0 – 15.0 per week
