What are the responsibilities and job description for the Full time maintenance position at SMR Management?
SUMMARY
Perform routine and preventative repairs and maintenance to ensure a well-maintained, safe, and aesthetically pleasing property. Duties include maintaining buildings, common areas, and apartments, adhering to company policies and EHO/EEO guidelines.
EXPECTATIONS
Follow established procedures, prioritize duties, and meet deadlines. Be available for on-call work as needed.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Property Maintenance:
· Conduct routine and preventative repairs to buildings, common areas, and apartments.
· Assist in apartment turnovers, typically between the last and first day of each month, ensuring apartments are turned over within 24 hours (72 hours if not immediate). This may include painting, thorough cleaning, shampooing carpets, and making necessary repairs in a timely manner.
· Perform drywall repairs, basic maintenance, and painting as needed.
· Remove snow from sidewalks and apply sand or salt to ice areas when required.
· Monitor and remove weeds weekly and trim bushes.
· Maintain exterior grounds by picking up trash, sweeping walkways and curbs, and watering shrubs and flowerbeds.
· Maintain an organized inventory of maintenance supplies and storage rooms.
· Assist in maintaining sufficient maintenance supply stock.
· Assist in contracting outside vendors and taking bids for special projects or extensive maintenance.
· Run errands to hardware stores for maintenance supplies, cleaning supplies, or other items as needed.
Other Responsibilities:
· Complete other repairs as directed by the Site Manager or Regional Property Manager.
· Ensure the overall maintenance and upkeep of all buildings.

Tenant Relations:
· Respond promptly to maintenance requests and complaints from tenants, ensuring issues are resolved efficiently and satisfactorily.
· Communicate effectively with tenants regarding the status of repairs and maintenance tasks.
· Maintain a positive and professional relationship with tenants, addressing their concerns and providing excellent customer service.
· Perform regular inspections of tenant-occupied units to ensure compliance with maintenance standards and identify potential issues.
· Educate tenants on proper use and care of apartment facilities and equipment to prevent damage and minimize maintenance requests.
Physical Requirements:
· Ability to push, pull, and lift 50 pounds.
· Ability to kneel, crouch, and stoop.
· Ability to reach above and below the shoulders.
· Ability to use hands and fingers to grasp, twist, and pull.
· Ability to climb a ladder and work above ground.
· Ability to walk and climb stairs.
· Ability to withstand external weather conditions.
QUALIFICATIONS
· Education: High School Diploma or equivalent.
· Driving: Valid Driver’s License if assigned to multiple properties.
KNOWLEDGE/SKILLS/ABILITIES
· Language Skills: Ability to read, interpret documents, and speak effectively.
· Mathematical Skills: Proficient in basic arithmetic.
· Reasoning Ability: Solve practical problems and interpret instructions.

Pay: $23.00 - $27.00 per hour
