Summary
SUMMARY
Manage marketing, leasing, and operations to ensure a well-maintained, profitable apartment complex. Ensure satisfactory cash flow and property upkeep according to company policies and EHO/EEO guidelines. This position is a multi-site manager position located in three neighboring cities.
EXPECTATIONS
Follow established procedures, be self-directed after training, prioritize duties, and meet deadlines.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Property Operations:
· Maintain tenant, maintenance, vendor files, work orders, traffic reports, inventory, permits, licenses, and property records.
· Update computer data daily, including rent roll, move-ins/outs, traffic, and property status.
· Inspect common areas and parking lots for safety and appearance standards.
Leasing/Sales/Marketing:
· Show apartments, process applications, and handle move-ins and move-outs.
· Process paperwork, keep resident files confidential, and maintain the advertising file.
· Perform leasing duties, answer phones, greet prospects, and complete leasing paperwork.
· Conduct move-in inspections, collect deposits/rent, and follow up on delinquencies.
Tenant Relations:
· Maintain good resident relations and resolve complaints.
· Serve as the primary contact for residents and industry connections.
· Provide excellent resident services and schedule social activities.
Authorizations:
· Manage company credit or Menard’s card, submit receipts for reimbursement, and handle authorized charge accounts.
Supervisory Responsibilities:
· Oversee maintenance and caretaker responsibilities.
Other Requirements:
· Availability for some evenings, weekends, and holidays.
Community Involvement:
· Participate in local apartment associations, realtor groups, service clubs, chambers of commerce, and charitable programs. Maintain contact with local fire and police departments.

· Work Environment: Usually quiet.

· Language Skills: Ability to read, interpret documents, and speak effectively.
· Mathematical Skills: Proficient in basic arithmetic.
· Reasoning Ability: Solve practical problems and interpret instructions.

Pay: $21.00 - $24.00 per hour
