Acquisitions Associate

Shields Group Search is partnered with a San Francisco Bay Area-based real estate investment and development firm on a search for an Acquisitions Associate to join the team full-time.
This is a highly analytical and strategic role sitting on the Acquisitions team, requiring a strong mix of quantitative ability, qualitative judgment, interpersonal strength, and clear written communication.

Our client is a San Francisco Bay Area-based real estate investment and development firm specializing in value-add neighborhood and necessity-based retail properties throughout the U.S. Since 2010, the firm has acquired and developed 77 retail assets across 46 metros and has a proven track record of delivering strong returns for its growing investor base. With a track record spanning over $500 million of gross asset value, the firm’s vertically integrated team combines institutional rigor with entrepreneurial agility across acquisitions, development, leasing, and asset management. The firm is currently investing through Fund III, targeting mid cap value-add retail assets and net-leased development opportunities historically underserved by institutional capital.
Primary Duties and Responsibilities:
• Research and underwrite development acquisitions nationwide
• Draft Letters of Intent and assist review and negotiation of Purchase and Sale Agreements (PSA)
• Prepare Investment Committee Memoranda
• Monitor PSA deadlines and communicate such dates to the Company in a timely manner, including maintaining the project management software
• Assist with due diligence on acquisitions, including reading and abstracting leases and declarations of record, reviewing historical financials against pro forma, third party report review
• Coordinate acquisition underwriting and due diligence with internal development and leasing teams
• Manage acquisition and loan closings, settlement statements, document signings, title/escrow, and pro rations
• Maintain reports of potential acquisition targets, records, listings and comparables
• Research market areas
• Review and analyze tenant credit based on financials
Skills and Competencies:
• All candidates must have a BA or BS degree from an accredited institution, with preferred degrees in real estate, finance, business, accounting, economics or related area
• 2-5 years of real estate finance and investment experience, preferably retail shopping centers and development, and high proficiency in financial modeling
• Proven analytical skills and working knowledge in complex Excel models and Argus
• Effective writing skills and ability to synthesize information, as well as verbal interpersonal/communication skills
• Strong organizational skills, with the ability to prioritize and manage multiple projects simultaneously
• Overnight travel may be required
• Ability to function both in a team-oriented setting and independently
• Strong sense of personal motivation, responsibility and entrepreneurship
• An extensive understanding of financial and commercial real estate concepts
