We are working with a client that is looking for a Industrial Property Manager to join their team in the Tampa market. This role is remote but requires travel to 20 different locations within the Tampa area.
Industrial Property Manager Key Responsibilities
- Manage a portfolio of ~20 industrial properties totaling approximately 2M square feet across multiple markets in the region
- Conduct regular property inspections; document conditions and coordinate corrective actions
- Maintain accurate records including lease files, property condition reports, vendor contracts, and compliance documentation
- Coordinate capital improvement projects from scope development through completion and closeout
- Prepare and present monthly ownership reports including financial performance, occupancy, and operational updates
- Serve as the primary point of contact for all tenants within the assigned portfolio
- Respond to tenant service requests within 24 hours; escalate emergency issues immediately
- Conduct formal tenant check-ins at least semi-annually; proactively identify and resolve concerns
- Manage lease renewals and initiate retention discussions well in advance of expiration
- Enforce lease terms including permitted use, alterations, and insurance compliance
- Prepare and manage annual operating and capital budgets for each property
- Monitor monthly financials; identify and explain variances against budget
- Oversee accounts receivable and lead collections on delinquent accounts per company policy
- Execute annual CAM reconciliations and issue statements to tenants within required timeframes
- Approve invoices and manage vendor payments in accordance with established controls
- Implement and oversee preventive maintenance programs across all assigned properties
- Manage relationships with vendors and contractors; solicit competitive bids as needed
- Ensure all life-safety systems (fire suppression, alarms, emergency lighting) are inspected and compliant
- Coordinate and oversee tenant improvement (TI) construction projects on behalf of ownership
- Respond to after-hours emergencies as needed; maintain availability for critical incidents
- Ensure all properties maintain current certificates of occupancy and required operational permits
- Verify and maintain tenant certificates of insurance; address non-compliance promptly
- Identify and mitigate environmental, safety, and liability risks across the portfolio
- Stay current on applicable building codes, OSHA requirements, and local regulations
- Travel regularly within the region to conduct site visits, tenant meetings, and inspections
- Manage schedule to ensure each property receives appropriate on-site presence based on operational needs
- Maintain a valid driver’s license and reliable transportation; mileage reimbursed per company policy
Industrial Property Manager Requirements
- Minimum 5 years of commercial or industrial property management experience
- Demonstrated experience managing NNN leases and CAM reconciliations
- Proficiency in property management software (Yardi, MRI, AppFolio, or equivalent)
- Valid driver’s license with a clean driving record; comfortable with frequent local travel
Salary : $85,000 - $100,000
