We are seeking a highly experienced and results-driven Contract Manager to join our team in Texas. In this pivotal role, you will be responsible for overseeing the entire lifecycle of construction contracts, ensuring that all projects are delivered on time, within budget, and in full compliance with project specifications and regulatory standards. The ideal candidate will possess a strategic mindset and a proven track record in managing complex construction risks and subcontractor relationships.
Key Responsibilities
Contract Administration (Contract Management System)
- Establish, maintain, and operate the project's contract management system (document control, contract registers, notice tracking, key date/milestone monitoring) to ensure full compliance with contract requirements.
- Proactively monitor contractual obligations and deadlines (notices, submittals, approvals) across the project team, and guide stakeholders to ensure timely compliance.
- Review contract terms and conditions and advise the project team to ensure execution aligns with contractual requirements throughout the project lifecycle.
Schedule & Delay-Related Contract Management
- Coordinate with the project scheduling team so that schedule updates, baseline revisions, and recovery plans are properly reflected and documented in line with contract requirements.
- Proactively manage notice and documentation obligations related to schedule impacts, ensuring the company's contractual position and entitlement are protected on an ongoing basis.
- Review the scheduling team's delay analysis (e.g., Time Impact Analysis, Windows Analysis, As-Planned vs. As-Built) from a contractual perspective to assess causation, responsibility, and entitlement.
- Prepare and manage delay notices and extension of time (EOT) submissions, coordinating with legal counsel/local law firm as needed.
Cost & Change Management
- Manage the end-to-end change order process — reviewing, evaluating, and negotiating variations and change orders with subcontractors and/or GC to keep cost and schedule impacts under control.
- Conduct quantum analysis to quantify cost impacts and support fair, timely settlement of claims and variations.
- Track and report contract/cost risk status to project leadership to support proactive decision-making.
Risk & Compliance Management
- Proactively identify contractual, schedule, and commercial risks early in the project lifecycle and drive mitigation actions with the project team.
- Maintain ongoing compliance with insurance, bonding, and legal/regulatory requirements (e.g., CCIP/OCIP, CHIPS ACT).
- Build and maintain working relationships with legal counsel for contract interpretation support and dispute prevention.
Subcontractor Coordination
- Support subcontractor bid evaluation, contract award process, and contract execution
- Continuously monitor subcontractor performance and contractual compliance, engaging proactively to resolve issues before they escalate.
- Manage the contract close-out process, including final account settlement and timely release of retention/bonds.
Administrative Support
- Support internal and external meetings related to contract, schedule, and commercial matters.
- Coordinate communication across project stakeholders (Owner, GC, subcontractors, legal).
- Provide translation/interpretation support (Korean ↔ English) when required.
Qualifications
- Education/Experience: Bachelor’s degree (Construction Engineering or related discipline) or equivalent professional experience; preference for candidates with proven experience in construction project delivery; minimum 15 years of relevant experience.
- Domain Expertise: Strong contractual background with hands-on experience in Delay Analysis (Time Impact Analysis, Windows Analysis, As-Planned vs. As-Built) and Quantum Analysis (cost impact assessment, claims quantification).
- Technical Skills: Strong proficiency in MS Office (Excel, Word).
- Preferred Qualifications: 1) Prior experience in construction project contract and schedule management preferred. 2) Experience handling EOT claims, change orders, and dispute resolution in construction projects preferred. 3)Proficiency in scheduling software (e.g., Primavera P6 or equivalent) preferred. 4) Experienced in construction project contract and schedule management, preferred.
