About the Organization:

Position Overview:
The Occupancy Specialist manages all phases of tenant occupancy for affordable housing programs, including HUD and Project-Based Section 8. This role oversees applicant screening, eligibility verification, recertifications, rent calculations, waiting lists, and lease administration while ensuring compliance with federal, state, and local regulations. The position reports to the Housing Manager and works alongside the Assistant Housing Manager.
Key Responsibilities:
- Screen and interview prospective residents, verify eligibility, income, and assets
- Conduct initial certifications, annual and interim recertifications
- Manage waiting lists and resident databases; maintain accurate records
- Draft and execute leases, amendments, and move-in/out coordination
- Collaborate with property management, leasing, and compliance teams
- Enforce fair housing, occupancy, and subsidy regulations
- Provide excellent customer service to residents and applicants
Qualifications:
- 2–5 years of experience in affordable housing, Section 8, or HUD programs
- Strong computer skills, including Microsoft Word, Excel, and Outlook
- Knowledge of occupancy regulations and compliance requirements
- Bilingual preferred but not required
- High school diploma or GED; willingness to pursue Occupancy Specialist certification
