The Assistant General Manager (AGM) supports the General Manager in overseeing the full scope of operations for Simply Steamboat, including management of multiple Homeowners Associations and the vacation rental program. The AGM serves as one of the primary points of contact for HOA Boards and owners, coordinates capital and maintenance projects, supervises department heads, and ensures company and client service standards are upheld. This position bridges operational leadership, financial management, administrative tasks, and community association governance.
The AGM acts as the General Manager’s designee when assigned, ensuring consistency with governing documents, administrative & accounting tasks, budgets, policies, and Resort Group standards.
Annual Salary $60,000-$80,000/ DOE

Essential Duties and Responsibilities
- Serve as one of the primary liaisons for HOA Board members and owners, maintaining proactive communication and responsiveness.
- Facilitate Board and annual meetings, prepare meeting materials and minutes, and ensure timely distribution to members.
- Maintain complete knowledge of HOA governing documents, management agreements, and CCIOA compliance.
- Enforce HOA rules and regulations and communicate effectively with owners and Boards regarding compliance matters.
- Assist in preparation and review annual operating and reserve budgets, monitor expenditures, and validate monthly and quarterly financial statements.
- Review and code all HOA and departmental invoices for accurate posting; monitor variances and report to GM.
- Assist with coordination RFPs, bids, and vendor contracts for capital and reserve projects; oversee work progress, quality, and safety.
- Conduct weekly property inspections to ensure common areas, facilities, and rental residences meet company standards; report deficiencies and recommend improvements.
- Supervise department heads for maintenance, housekeeping, and guest services, ensuring accountability and performance.
- Assist GM with performance evaluations, staff meetings, and seasonal company events.
- Oversee or assist with owner remodels, insurance repairs, and capital projects to ensure completion within budget and scope.
- Maintain and update association records including minutes, declarations, by-laws, rules, and financial reports within HOA software systems.
- Assist GM in policy implementation, safety oversight, and compliance with company standards and local regulations.
- Review owner statements for billing accuracy and address inquiries promptly.
- Collaborate with the rental management team to ensure seamless coordination between HOA and guest operations.
- Represent the GM at meetings or inspections as needed, ensuring professionalism and continuity of management communication.

Qualifications
Education and Experience:
- Bachelor’s degree in business, Hospitality, or related field.
- Minimum 3–5 years of experience in HOA management, property management, or hospitality operations.
- Supervisory experience required.
Licenses and Certifications:
- CMCA (Certified Manager of Community Associations) preferred, or ability to obtain within 12 months of hire.
- Valid Colorado Driver’s License and acceptable driving record.
Computer Skills:
- Proficient in Microsoft Office Suite (Excel, Word, Outlook).
- Familiarity with HOA software such as VMS or equivalent preferred.
Physical and Work Environment Requirements
- Regularly required to walk, talk, and hear; frequent reaching with hands and arms.
- Occasionally required to stand, sit, climb, balance, stoop, kneel, or crouch.
- Must occasionally lift or move up to 25 pounds.
- Work performed primarily in an office environment with occasional outdoor property inspections.
- Must be able to drive for company business as required.
Supervisory Responsibilities
Directly supervises maintenance, housekeeping, and guest services department heads, ensuring compliance with company standards and completion of assigned responsibilities.
