Our client is a private equity-backed retail consumer operating platform executing a high-growth U.S. expansion strategy following a transformational market entry. After completing a large-scale acquisition and carve-out which includes the real estate portfolio consisting of 60 East Coast sites.
With the U.S. now established as the primary growth engine for the group, the platform is entering an aggressive multi-year rollout phase focused on the Northeast and major East Coast metropolitan markets, with national expansion to follow.
To support this next chapter, the company is building a best-in-class in-market real estate function and is seeking a Vice President, Acquisitions to lead that effort.
Role Overview
The Vice President, Acquisitions will own the U.S. real estate growth strategy end-to-end.
This role is responsible for setting expansion strategy, building and managing the acquisition pipeline, leading negotiations, underwriting opportunities, and driving each approved deal through to handover for opening.
This is a high-visibility, high-impact role with direct influence on:
- Multi-year U.S. rollout velocity
- Capital allocation and investment returns
- Refinancing and future liquidity events
- The long-term U.S. equity and growth story
Key Responsibilities
Expansion Strategy & Market Planning
- Define and continuously refine U.S. real estate strategy across priority East Coast markets and expansion clusters
- Identify white space, trade areas, competitor density, and rollout sequencing
- Leverage data and analytics partners to ensure disciplined, data-led market selection
Pipeline Ownership & Deal Leadership
- Build, manage, and prioritize a high-volume, high-quality acquisition pipeline
- Lead landlord negotiations directly; maintain daily engagement with brokers and ownership groups
- Secure lease terms aligned with underwriting thresholds, unit economics, and return metrics
Financial & Investment Leadership
- Lead site feasibility analysis and investment underwriting in partnership with Finance
- Own investment committee materials, approvals, and capital deployment recommendations
- Ensure all deals meet return hurdles across EBITDA, IRR, and ROCE
Cross-Functional Execution
- Partner closely with development, legal, finance, and operations to move sites from execution to opening
- Maintain accountability for timelines, approvals, and clean handover into operations
Team Leadership
- Build and lead an in-market acquisitions function as the platform scales
- Set standards around pace, commercial judgment, reporting, and execution discipline
Candidate Profile
- 10 years’ experience in multi-site real estate acquisitions within consumer, retail, fitness, grocery, pharmacy, QSR, or similar rollout-driven platforms
- Proven track record executing high-volume expansion programs (50 sites preferred), ideally across multiple U.S. markets
- Deep familiarity with Northeast / NYC-area retail real estate, leasing norms, and broker ecosystems
- Strong negotiator with hands-on experience across rent, TI, concessions, flexibility, and deal structuring
- High financial acumen with the ability to underwrite, challenge assumptions, and optimize returns (EBITDA, IRR, ROCE)
- Hands-on, execution-oriented leader with the ability to run fast-moving pipelines, manage multiple deals concurrently, and build teams as the platform scales
- Commercial, pragmatic, low-ego, and comfortable operating in a high-growth, high-accountability environment
