Responsibilities
- Perform routine inspections, troubleshooting, repairs, and maintenance on HVAC systems including air conditioning units, boilers, refrigeration equipment, and building automation systems.
- Read and interpret schematics, wiring diagrams, mechanical drawings, and HVAC design plans to accurately diagnose issues.
- Conduct electrical diagnostics using tools such as ohmmeters and multimeters to identify faults within complex mechanical systems.
- Repair or replace mechanical components such as motors, compressors, valves, pumps, and weld or fabricate parts as needed.
- Maintain compliance with EPA regulations by handling refrigerants responsibly and completing necessary documentation.
- Diagnose plumbing issues related to HVAC systems and perform necessary repairs or replacements.
- Use field service techniques to troubleshoot ammonia refrigeration systems or other specialized equipment safely and efficiently.
- Collaborate with property maintenance teams on building automation systems (BAS) to optimize system performance.
- Ensure all work adheres to safety standards including proper use of PPE and adherence to OSHA guidelines.
- Complete detailed service reports documenting work performed, parts used, and recommendations for future maintenance.
Experience
- Proven experience as an HVAC service technician or in a similar field service role with a focus on mechanical systems repair.
- Construction experience is highly desirable for understanding installation processes and building codes.
- Strong knowledge of HVAC/R (refrigeration) systems, electrical diagnostics, plumbing, and mechanical troubleshooting.
- Familiarity with schematics, HVAC design principles, building automation systems (BAS), and control wiring is essential.
- Hands-on experience with equipment repair involving welding or boiler maintenance is a plus.
- Valid driver’s license with a clean driving record; commercial driver’s license (CDL) is advantageous.
- Certifications such as EPA refrigerant handling certification are required; additional certifications in ammonia refrigeration or welding are beneficial.
- Mechanical knowledge complemented by experience in appliance repair or property maintenance enhances your ability to succeed in this role.
