Sterling Court Assisted Living community is looking for a congenial, professional, hard-working, and reliable individual to fill our available Temporary Full Time Maintenance Assistant Position

Job Summary: The Maintenance Assistant performs semi-skilled work for and with the community’s
Maintenance Director in the maintenance and repairs of the building components, systems and
equipment and ancillary areas.

 

 

Essential Duties and Responsibilities: The employee must be able to perform the essential job functions with or without reasonable
accommodations. Except as specifically noted, the following functions are considered essential to this
position:
a) Assist the Maintenance Director with inspecting all aspects of new construction, repair work,
projects, equipment, work orders, daily maintenance and supplies for the purpose of ensuring that
jobs are completed efficiently, specifications are within regulatory requirements and inspection
reports and payment requests are correct.
b) Ensure the outside of the property is maintained, including landscaping, drain systems and
garbage/trash removal.
c) Follow the preventative maintenance schedule prepared by the Maintenance Director. Keep
accurate maintenance records on all systems and equipment for the community. Maintain or repair
maintenance shop equipment and report to Maintenance Director needed equipment, repairs, etc
d) Perform maintenance and refurbish vacant apartment before resident move in. Inspect vacant
rooms to ensure proper heating in winter and shutdown of AC in summer to conserve energy.
e) Supervise proper storage and labeling of all equipment, supplies and maintain tool inventory.
Perform limited plumbing, electrical, equipment, and structural repair work on community buildings.
f) Work with community management team members and/or help independent contractors in
performing necessary and/or assigned repair work.
g) Perform all work in a timely manner which may necessitate a fluctuating work week and ability to
travel to assignments on short notice. Perform all work assigned for agreed upon wage accepting no
additional payment or non-perishable gifts from residents, vendors, community management, or
others.
h) Communicate directly with the Maintenance Director to coordinate maintenance and repair work in
areas that require work. Ensure effective participation by the maintenance department in the
implementation of QA policies and procedures.
i) Communicate regularly with all departments in the community concerning maintenance issues and
assist with projects that improve efficiency and reduce operating costs.
j) Monitor the use and inventories of spare parts, maintenance supplies and equipment and notify the
Maintenance Director when reordering is necessary.

k) Conduct regular inspections of life safety systems, including fire extinguishers and sprinkler systems.
Inspect roofs for obvious failures of flashing, skylights, debris on roof. Inspect vacant apartments for
water damage, leaks, etc. Perform exterior light inspections including mechanical rooms, pump
rooms and building exterior.
l) Responsible to assist training community staff on location of community’s Disaster Manual and
Safety Data Sheets (SDS) and the reporting system; awareness of general safety, environmental and
infection control procedures; Personal Protective Equipment and universal precautions.
m) Regular communication with Maintenance Director giving input about community’s maintenance
department and potential problems.
n) Perform other tasks as assigned by supervisor.
o) Able to understand and to follow written and verbal directions. Able to effectively communicate with
staff members and residents through verbal and/or written means. Demonstrates ability to prioritize
tasks/responsibilities and complete duties/projects within allotted time.
p) Knowledge of emergency disaster procedures of community. Able to locate nearest exit, to
understand and respond to written or oral instruction in case of emergency. Working knowledge and
ability to comply with community policies and procedures for workplace safety. Sufficient mobility
and strength to move freely through the building, to always assure resident safety and to assist,
transfer or otherwise move residents of the community out of danger in case of emergency.
q) Demonstrates respect for co-workers and responds to needs of residents by complying with
community policies on attendance, punctuality and dress code. Able to arrive and begin work on
time and to report for duty as scheduled on all shifts, including evenings, nights, weekends and
Attend all in-services, safety meetings, staff meetings and/or other meetings as called upon.
Able to adjust work schedule according to the resident needs due to calendared events.
r) Adaptability and flexibility in dealing with challenging or emergency situations, and ability to remain
calm when dealing with residents and their family members, with a positive and pleasant manner
and kind tone of voice.

 

Additional Responsibilities:
Employee must have a great personality and enjoy working with seniors. Employee must be patient,
caring and can-do task at a slower pace in order to accommodate all resident’s needs.

 

Knowledge, Skills and Abilities Required:
a) Age 18 or older.
b) At least 6 months experience in general maintenance or other maintenance responsibilities that
would include the ability to recognize electrical, plumbing, HVAC, Carpentry and mechanical
malfunctions or equipment failures.
c) Valid driver’s license and ability to travel in assigned region, as needed, often on short notice; ability
to work a fluctuating work week.
d) Ability to read, write, speak and comprehend the English Language.

e) MUST BE ABLE TO PASS A BACKROUND CHECK 

 

Physical Requirements of the Job:
While performing the duties of this job, the employee is continuously required to stand, walk, sit, use tools
or controls, reach with hands and arms, climb stairs, balance, stoop, kneel, crouch or crawl, talk or hear,
and taste or smell. The employee will frequently bend, climb ladders, reach and lift up to 55 pounds.
Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral
vision, depth perception and the ability to adjust focus. The position requires frequent handling of various
sizes and weights of items as well as the ability to seize, hold, grasp turn or otherwise work with one or
both hands.
