At Percy, we're building new ways to connect talented professionals with meaningful career opportunities at leading companies in the multifamily industry. We're currently seeking a high-performing Property Manager to lead operations at a purpose-built student housing high rise in Pittsburgh, PA.
This is a true PM seat with direct exposure to an institutional ownership group and a major opportunity to drive occupancy ahead of a planned reposition. You’ll own the budget and reporting cadence, lead a sizable onsite team, and manage ongoing capital and common-area projects in a mid/high rise environment. A fully paid two-bedroom apartment is included onsite, making this role especially compelling for candidates open to relocating.

Responsibilities
- Oversee day-to-day operations for a 600 bed purpose-built student housing high rise with ground-floor retail
- Lead, coach, and hold accountable an onsite team of roughly 10 employees across leasing, maintenance, and resident services
- Own financial performance including annual budget drafting, monthly financial reviews, variance reporting, and multiple reforecasts per year
- Drive leasing strategy and execution to hit pre-lease and occupancy goals for the upcoming cycle
- Manage vendors and contractors for ongoing capital and common-area improvement projects while maintaining strong compliance and documentation standards
Qualifications
- 1 years of current or very recent onsite student housing PM/GM/CM experience (by-the-bed leasing environment strongly preferred)
- Experience operating at 400 beds and leading 5 direct reports
- Strong financial fluency including budgeting, T12 review, forecasting, and variance narratives for ownership
- Mid rise or high rise operational experience (fire life safety, elevators, sprinkler systems, generators, and related compliance)
- Willingness to obtain a Pennsylvania real estate salesperson license within the first 90 days (reimbursed upon passing)

- Total compensation range: $99,000 to $105,000 (includes base salary plus bonus potential up to 10%; top end $105,000 all-in)
