What are the responsibilities and job description for the Property Manager position at Property Management Company?
The Property Manager is responsible for managing the companies 55 doors. Below is some of the tasks that will be assigned, and the role comes with a clear growth projection to Project Manager as the Company continues to grow and build new commercial spaces. This role requires light bookkeeping in QuickBooks and we would like someone with accounting experience.
1. Property Manager Duties
a. List properties for leasing 1 month prior to move out dates
b. Take updated photos of properties for listings
c. Show properties to prospective tenants
d. Collect applications, fees and process background check
e. List properties available on Craigslist, Zillow, Houzz etc.
f. Obtain new lease signatures for new tenants and collect security deposits.
2. Quarterly maintenance checks
a. Complete maintenance requests and complete maintenance form, submit for completion
3. Lease renewals
a. Send out lease renewal notices 3 months prior to lease end date
b. Follow up on lease renewals
c. List and show properties not renewed
4. Accounting and bookkeeping
a. Balance QuickBooks account
b. Complete rent tracker with all applicable bills and rent received
c. Pay utilities as needed for house accounts and vacant apartments
d. Pay taxes as needed
e. Pay other bills as needed
5. Social media, website, and communications
a. Update photos on social media
b. Update website of properties and new housing units being built
c. Follow up on prospective clients contacting us via Google voice or email
d. Join Robinson Connect and Moon Connect
6. Maintenance issues and complaints
a. Follow up with tenants on maintenance issues
b. Emergency reported to Haley Cordova immediately (ex: water loss etc)
c. Schedule maintenance men for repairs and coordinate with tenants
d. During winter months, responsible for calling crews out for snow removal. Follow up on completion and quality of work
7. Property Sales
a. Filter prospective clients to real-estate agent
b. Possible follow up with inquiries
8. A/R and Collections
a. Send out monthly invoices to all tenants
b. Proceed with legal for delinquent tenants
c. Report monthly on the collection’s status
9. Supplemental Work
a. General office tasks
b. Assisting CEO with tasks as needed
Salary : $50,000 - $62,000
