At Percy, we're building new ways to connect talented professionals with meaningful career opportunities at leading companies in the multifamily industry. We're currently seeking a sales-forward Lease Up Specialist to lead pre-leasing for a brand-new, purpose-built student housing in Austin, TX.
This is not a stabilized leasing or traditional property management role. You’ll be the first on-site hire and will own the entire pre-lease from day one, including campus partnerships, outbound outreach, model tours, social content, and conversion from application to signed lease. You’ll also handle weekly forecasting and client reporting while coordinating key vendors, with a General Manager expected to join within about a year.

Responsibilities
- Lead the full pre-lease sales strategy for a new student housing community of 100 units and 150 beds
- Direct and coach an on-site leasing team through daily priorities, conversion goals, and tour execution
- Build and execute campus marketing partnerships (student organizations, housing fairs, fraternities/sororities, and local outreach)
- Drive outbound prospecting, tour-to-lease conversion, and short-form social content that generates tours
- Own weekly occupancy forecasting and performance reporting to stakeholders
Qualifications
- 2 years of student housing leasing experience, including pre-opening lease-up exposure
- Proven ability to lead or coach a leasing team (direct-report or dotted-line leadership)
- Strong sales acumen with a track record of hitting pre-lease goals, conversion metrics, and occupancy targets
- Austin and UT-area market familiarity strongly preferred (or clear relocation commitment with comparable campus-market experience)
- Comfortable using social media and short-form content (Reels/TikTok-style) as part of the leasing playbook
