Vice President of Transitions | Multifamily Acquisitions & Dispositions

Our client, a rapidly growing multifamily owner-operator, is seeking a highly strategic and operationally sophisticated Vice President of Transitions to lead the full acquisition and disposition lifecycle across a high-volume national portfolio. This is a newly created, high-visibility leadership role designed for a proven transition executive who can immediately implement structure, accountability, and operational consistency across a fast-scaling platform.

This is not a traditional “day-one readiness” transitions role. The VP of Transitions will serve as the single source of truth across all active acquisitions and dispositions — owning the process from pre-close due diligence through 90 days post-close while coordinating cross-functional teams across operations, asset management, IT, legal, utilities, accounting, HR, pricing, and investment management.

The ideal candidate is not someone looking to build a process from scratch through trial and error — they already have a proven, repeatable playbook developed through direct experience managing high-volume multifamily transitions at scale. The pace is fast, the volume is significant, and multiple transactions will be occurring concurrently.

Position Overview

The VP of Transitions will act as the operational quarterback for all portfolio transitions, ensuring seamless onboarding and offboarding of assets while minimizing disruption, mitigating risk, and protecting asset performance from day one.

This leader will bring executive-level communication skills, exceptional organizational discipline, and deep operational and analytical expertise. They must be capable of influencing senior stakeholders and driving accountability across teams without direct authority.

Success in this role requires someone who can seamlessly bridge both sides of the transition lifecycle:the front-end analytical and due diligence process, including operational risk analysis, lease audits, AR review, occupancy trends, staffing assessments, and underwriting validation; the post-close operational coordination process, ensuring every department executes against a unified timeline with clear ownership and escalation paths.

This role reports directly to senior leadership and will have the opportunity to help shape and potentially build a formalized transitions department as the platform continues to scale.

Key Responsibilities

Acquisition & Disposition Leadership

  • Own the complete transition lifecycle from pre-close due diligence through stabilized operations and disposition execution.
  • Serve as the centralized leader overseeing all active acquisitions and dispositions simultaneously.
  • Establish consistent transition methodologies, timelines, reporting structures, and accountability standards across regions and departments.
  • Ensure seamless operational onboarding and offboarding with minimal disruption to residents, onsite teams, and ownership groups.
  • Drive alignment between investment management, operations, asset management, legal, IT, utilities, accounting, HR, marketing, and external partners.

Due Diligence & Risk Management

  • Lead operational due diligence reviews including:
  • Lease expiration analysis
  • Occupancy and trend reporting
  • AR aging and delinquency review
  • Vendor and utility assessments
  • Staffing and operational evaluations
  • Compliance and regulatory reviews
  • Identify operational, financial, and execution risks prior to closing and proactively develop mitigation plans.
  • Partner closely with investment and asset management teams to ensure operational findings influence underwriting assumptions and post-close strategy.

Transition Execution & Coordination

  • Develop and maintain standardized transition playbooks, checklists, dashboards, and escalation frameworks.
  • Coordinate all pre-close and post-close activities including systems conversions, utility transfers, staffing readiness, vendor continuity, and resident communications.
  • Maintain executive-facing reporting that provides real-time visibility into active transitions, key milestones, risk flags, and operational readiness.
  • Act as the escalation point for critical issues during active transitions while ensuring teams remain aligned to timelines and deliverables.

Process Improvement & Scalability

  • Create scalable operational frameworks capable of supporting concurrent high-volume transactions.
  • Identify recurring operational bottlenecks and implement portfolio-wide solutions.
  • Drive continuous improvement initiatives across the transition lifecycle.
  • Establish KPIs around transition performance, operational stabilization, resident experience, and financial execution.

Ideal Candidate Profile

The ideal candidate is a seasoned multifamily leader who has successfully managed acquisitions and operational transitions at significant scale within a high-growth environment.

  • A proven transitions leader with an established methodology they can implement immediately.
  • Highly analytical with strong operational and financial acumen.
  • Comfortable operating at both strategic and tactical levels.
  • Experienced managing concurrent transactions — not one-off acquisitions.
  • Skilled at influencing executive stakeholders and cross-functional teams without direct authority.
  • Adept at communicating upward to executive leadership and ownership groups while coordinating laterally across departments.

Qualifications

  • Bachelor’s degree in Business, Real Estate, Finance, Operations, or related field preferred.
  • 10 years of experience in multifamily operations, asset management, acquisitions, or portfolio transitions.
  • Direct experience overseeing high-volume multifamily acquisitions and operational transitions.
  • Proven success implementing scalable transition processes and operational frameworks.
  • Strong knowledge of property operations, financial reporting, due diligence, and enterprise systems.
  • Exceptional project management, executive communication, and organizational skills.
  • Experience in acquisition-driven multifamily platforms required.

Work Environment & Travel

  • Remote-first environment with monthly in-office collaboration (1–2 days/month).
  • Approximately 25% travel depending on transaction volume.
