Senior Maintenance Supervisor – Luxury High-Rise Lease-Up

Are you an experienced luxury high-rise Maintenance Supervisor who thrives on building something from the ground up?
This is a rare opportunity to lead the maintenance operations of a brand-new, approximately 500-unit luxury high-rise community currently under construction in Jersey City's premier neighborhood. Scheduled for delivery in Q1 2027, we're hiring now so the right leader can become an integral part of the development process before residents ever move in.
During construction, you'll work from one of our nearby luxury communities while partnering closely with the development and construction teams. You'll play a critical role in quality control, building inspections, punch list completion, and preparing the property for a successful Certificate of Occupancy (CO). Once the building opens, you'll transition onsite to lead one of the area's premier luxury lease-ups.
This role is ideal for a technically strong maintenance leader with deep HVAC expertise who understands the fast pace, long hours, and operational demands of a large-scale lease-up. Your first year will be heavily focused on supporting leasing activity, resident move-ins, and establishing best-in-class building operations.
In recognition of the additional effort required during lease-up, this position includes a substantial lease-up stabilization bonus upon successful stabilization of the community.
What You'll Do
Pre-Construction & Pre-Occupancy
- Partner with construction and development teams throughout the final phases of construction.
- Perform quality control inspections and identify deficiencies before turnover.
- Coordinate and manage punch list completion.
- Serve as the primary maintenance liaison between construction and property management teams.
- Learn company operating procedures and prepare building systems for occupancy.
- Property Operations
- Lead all maintenance operations for a luxury high-rise community of approximately 500 apartment homes.
- Deliver exceptional resident service by responding promptly to maintenance requests and resolving issues efficiently.
- Oversee apartment turns and ensure homes are delivered to luxury standards.
- Supervise, coach, and develop the onsite maintenance team while fostering accountability and operational excellence.
- Coordinate vendors, contractors, and service providers to ensure quality workmanship and timely completion of projects.
- Process purchase orders, manage maintenance budgets, and maintain inventory of equipment, tools, and supplies.
- Ensure all building systems operate safely, efficiently, and in compliance with all applicable regulations.
- Maintain the property's appearance and mechanical integrity to the highest luxury standards.
Technical Responsibilities
This community features split-system HVAC equipment and split-system heat pumps throughout the building, making strong HVAC knowledge essential.
You'll oversee and maintain:
- Split-system HVAC and heat pump systems
- Mechanical equipment
- Plumbing systems
- Electrical systems
- Fire alarm and fire suppression systems
- Building infrastructure and life safety systems
What We're Looking For
We're seeking a self-sufficient, detail-oriented maintenance professional who takes pride in the quality of their building and enjoys the challenge of opening a new luxury community.
Qualifications
- 8 years of multifamily maintenance experience, including supervisory responsibility.
- Experience overseeing maintenance operations for large-scale luxury multifamily communities (500 units preferred).
- Previous large-building lease-up experience is required.
- Luxury high-rise residential experience is required.
- Extensive experience with complex mechanical building systems.
- Strong leadership skills with experience managing, coaching, and developing maintenance teams.
- Experience working directly with contractors, vendors, and construction teams.
- Strong organizational, budgeting, and project management abilities.
- Excellent customer service and communication skills.
- Experience with HappyCo, Yardi, or similar maintenance management software is preferred.
- Required Certifications
- EPA Certification (Required)
- HVAC Certification or formal Heating & Air Conditioning trade school education (strongly preferred)
