Apartment Maintenance Technician
Location: Las Vegas, NV
Schedule: Monday – Thursday, 7:00 AM – 6:00 PM (4/10 Schedule)
Position Summary
The Apartment Maintenance Technician is responsible for maintaining, repairing, and improving residential housing units and common areas. This position performs a variety of skilled and semi-skilled maintenance tasks to ensure safe, clean, and functional living environments for residents. The ideal candidate will possess strong troubleshooting skills, excellent customer service, and the ability to work independently while maintaining a high standard of workmanship.
Essential Duties and Responsibilities
Perform routine maintenance and repairs in occupied and vacant apartment units.
Troubleshoot and repair plumbing systems, including faucets, toilets, sinks, drains, and water lines.
Perform electrical repairs such as replacing outlets, switches, light fixtures, breakers, and ballast systems.
Repair and maintain HVAC systems, including filter changes and basic troubleshooting.
Complete drywall repairs, patching, painting, texture matching, and minor carpentry work.
Repair doors, locks, windows, cabinets, flooring, and other building components.
Prepare vacant units for new occupancy by completing inspections, repairs, cleaning coordination, and quality checks.
Respond promptly to maintenance service requests and emergency work orders.
Conduct preventative maintenance inspections of buildings, equipment, and grounds.
Maintain exterior areas, including walkways, parking lots, fencing, and common spaces as needed.
Operate hand tools, power tools, ladders, and maintenance equipment safely and effectively.
Document completed work orders and maintain accurate maintenance records.
Ensure compliance with housing authority policies, safety regulations, and OSHA standards.
Provide professional and courteous customer service when interacting with residents, vendors, and staff.
Qualifications
High school diploma or GED required.
Minimum of 2 years of apartment maintenance, facilities maintenance, or related experience preferred.
Working knowledge of plumbing, electrical, HVAC, carpentry, drywall, and painting repairs.
Ability to read and interpret work orders, maintenance manuals, and safety procedures.
Strong troubleshooting and problem-solving skills.
Ability to prioritize multiple tasks and work independently.
Valid driver's license and reliable transportation preferred.
EPA Certification and HVAC experience are a plus.
Physical Requirements
Ability to stand, walk, bend, kneel, climb ladders, and perform repetitive motions throughout the workday.
Ability to lift, carry, push, and pull up to 50 pounds regularly.
Ability to work indoors and outdoors in various weather conditions.
Ability to respond to emergency maintenance situations when required.
