About the Role
We are seeking an experienced Estimator to support multifamily and senior living construction projects in Tulsa.
This person will be responsible for preparing accurate estimates, reviewing project plans, coordinating with subcontractors and vendors, and helping the team understand project costs from preconstruction through buyout.
Role Responsibilities
- Prepare detailed cost estimates for multifamily, senior living, assisted living, and large-scale residential projects
- Review drawings, specifications, scopes of work, and bid documents
- Perform quantity takeoffs and identify material, labor, and subcontractor costs
- Solicit and analyze subcontractor and vendor bids
- Build and maintain strong relationships with subcontractors, suppliers, architects, engineers, and internal project teams
- Identify cost-saving opportunities, value engineering options, and potential project risks
- Support preconstruction, budgeting, bidding, and buyout processes
- Ensure estimates are accurate, competitive, and aligned with project scope
- Communicate pricing updates, scope gaps, exclusions, and clarifications clearly to the team
Skills and Qualifications
- 5 to 10 years of experience as an Estimator, Preconstruction Manager, or similar role
- Strong background estimating ground-up multifamily, senior living, assisted living, or large-scale residential projects
- Experience with wood-frame, concrete, or similar high-density residential construction methods
- Strong understanding of construction drawings, specifications, scopes, and bid packages
- Ability to perform accurate quantity takeoffs and cost analysis
- Experience managing subcontractor/vendor outreach and bid leveling
- Strong knowledge of project budgeting, value engineering, and preconstruction processes
- Excellent communication skills with subcontractors, vendors, Project Managers, owners, architects, and engineers
- Ability to work in a fast-paced environment while maintaining accuracy and attention to detail
Preferred Experience
- Experience estimating multi-million dollar ground-up construction projects
- Background with multifamily, senior living, assisted living, or commercial residential developments
- Familiarity with estimating software such as Procore, Bluebeam, On-Screen Takeoff, Sage, Building Connected, or similar platforms
- Knowledge of local Oklahoma subcontractor markets, building codes, and construction costs
