Commercial Project Manager

About Logic Integration

Logic Integration is a nationally recognized audiovisual integration firm headquartered in Lone Tree, Colorado. We design, engineer, install, and support advanced AV, lighting, shading, and automation systems for commercial and residential clients across the United States. Our team delivers approximately 200 projects annually, ranging from $25K to $2M , and we hold ourselves to the highest standards of quality, craftsmanship, and professionalism.

Role Summary

The Commercial Project Manager is responsible for the successful execution of 80–100 commercial AV projects per year from contract handoff through final closeout and service department transition. This role carries full ownership of project budget, profitability, schedule, labor utilization, change order management, billing accuracy, documentation, and client satisfaction.

The Commercial PM directly manages Project Foremen (Level 3 Technicians) and all technicians assigned to their projects. This is a leadership role that requires the ability to drive financial outcomes, hold teams accountable, and maintain proactive communication with clients, general contractors, architects, and internal stakeholders.

This role blends field oversight with in-house project management and works cross-functionally with Sales, Design, Engineering, Operations, Procurement, and Finance. The Commercial PM is accountable for EOS scorecard performance, progress billing, and the financial health of every project in their portfolio.

Core Responsibilities

Budget, Profitability & Financial Management

  • Own the financial health of all assigned commercial projects — this is the primary accountability of this role
  • Manage project budgets from kickoff through closeout, including labor, materials, subcontractors, rental equipment, and travel costs
  • Monitor project profitability in real time; identify budget variances early and implement corrective actions immediately
  • Track and manage all change orders — ensure every scope change is documented, priced, approved by the client, and reflected in the project budget before work is performed
  • Manage Time & Materials (T&M) work with accurate tracking of labor hours and material usage; ensure T&M does not erode project margin
  • Provide bi-monthly reporting to clients, sales, and stakeholders on labor usage, cost-to-complete, and project margin
  • Ensure all technician labor hours are entered accurately, on time, and aligned with approved scope and schedule
  • Submit complete and accurate billing documentation including labor summaries, material confirmations, and change order approvals

Time Management & Labor Utilization

  • Manage labor allocation across 80–100 active projects; ensure the right technicians are on the right jobs at the right time
  • Ensure technician labor utilization meets company standards:
  • 65% minimum billable utilization
  • 70% rolling monthly average
  • 75% long-term target
  • Monitor billable vs. unbillable labor ratios and take corrective action when targets are not met
  • Verify that all field time tracking is accurate, complete, and submitted — cross-check and verify the entire week by Thursday at 5:30 PM
  • Coordinate labor forecasting with Operations to ensure adequate staffing for upcoming project phases
  • Minimize non-billable time by proactively managing schedules, material readiness, and site access

Change Order Management

  • Identify scope changes as they arise on-site or through client/GC requests — do not allow untracked scope creep
  • Document and price all change orders promptly; submit to client for approval before authorizing additional work
  • Maintain a running change order log for each project with status tracking (submitted, approved, invoiced)
  • Ensure approved change orders are reflected in updated project budgets, schedules, and billing milestones
  • Communicate change order impacts to field teams, Sales, and Finance in a timely manner

Project Execution & Scheduling

  • Own overall project execution from kickoff through final closeout and 60-day service transition
  • Create, maintain, and actively manage project schedules including milestones, labor forecasting, and material readiness
  • Partner with Sales, Design, Engineering, Operations, and Procurement to ensure timely, high-quality project delivery
  • Maintain a thorough understanding of project scope, drawings, specifications, and contract terms for every active project
  • Establish and manage material need-by dates with Sales, Design, and Procurement; prevent material delays from impacting schedule
  • Coordinate mobilization efforts, site readiness, and travel logistics for all assigned projects
  • Communicate schedule changes, risks, and impacts clearly to internal teams and clients

Team Leadership & People Management

  • Directly manage Project Foremen (Level 3 Technicians) and all technicians assigned to your projects
  • Set clear expectations for quality, pace, communication, and professionalism on every job site
  • Delegate effectively through your Foremen; ensure they are empowered to lead daily field execution
  • Conduct regular site visits to assess progress, quality, and team performance — maintain consistent presence with your crews
  • Provide feedback to Operations on technician performance, skill gaps, and development opportunities
  • Assist Operations with training, mentoring, and onboarding of installation staff as needed
  • Hold team members accountable for time tracking accuracy, documentation compliance, and installation quality
  • Promote a collaborative, accountable, and professional team environment

Client & Stakeholder Relations

  • Serve as the primary liaison between clients and Logic Integration throughout the project lifecycle
  • Attend and lead project meetings; maintain clear, professional written and verbal communication
  • Build and maintain relationships with general contractors, architects, IT teams, electrical contractors, and other trades
  • Coordinate with other trades on conduit systems, electrical provisions, cable pathways, and infrastructure requirements
  • Ensure alignment on project requirements, timelines, and expectations with all external stakeholders
  • Maintain regular site visit cadence — meet with clients, build teams, and stakeholders consistently

System Commissioning & Closeout

  • Coordinate system commissioning with programming, engineering, and sales teams
  • Oversee final system testing and ensure all systems meet performance, usability, and client expectations
  • Lead final walkthroughs, punch-list generation, and punch-list completion
  • Issue substantial completion notification when systems are in use with only minor punch-list items remaining
  • Provide final sign-off when all punch-list items are resolved
  • Coordinate client training at project close in partnership with Sales
  • Ensure all closeout documentation is complete: as-builts, system photos, owner's manuals, job completion forms
  • Transition completed projects to the Service Department within 60 days of final sign-off

Documentation & Reporting

  • Ensure daily time tracking, job-site photos, and detailed project notes are accurately recorded by every technician in the field
  • Verify that field documentation supports progress reporting, billing accuracy, and permanent project records
  • Enforce company standards for documentation accuracy, completeness, and timeliness
  • Maintain comprehensive documentation for all projects — new, active, and completed
  • Provide accurate progress billing and final billing information to Finance
  • Ensure progress invoices are issued accurately and on time to support company cash-flow objectives
  • Submit client billing within 14 business days for out-of-town projects after the team returns
  • Track expenses and submit all travel receipts promptly

EOS Accountability & Performance Metrics

  • Own assigned EOS Scorecard metrics and quarterly Rocks
  • Provide weekly updates on to-do's, issues, and Rocks
  • Actively manage KPIs including:
  • Labor efficiency and utilization
  • Billable vs. unbillable labor ratios
  • Project margin performance
  • Change order capture rate
  • Billing accuracy and timeliness
  • Identify risks to scorecard performance early and implement corrective actions
  • Provide accurate data for EOS Level 10 meetings, scorecard reviews, and quarterly planning

Industry Standards Alignment (AVIXA / InfoComm)

The Commercial Project Manager is expected to ensure all projects are delivered in accordance with industry standards:

  • ANSI/AVIXA A102.01:2017 – AV Installation Standard (rack building, cable management, device mounting, system commissioning)
  • ANSI/AVIXA F501.01 – Cable Labeling and Cable Pathways
  • ANSI/AVIXA V202.01:2016 – AV Display Image Size Standard
  • ANSI/AVIXA A102.02 – AV System Performance Verification
  • ANSI/TIA-568 – Structured Cabling Standards
  • ANSI/TIA-606 – Administration Standard for Telecommunications Infrastructure
  • OSHA Construction Safety Standards – ensure all field teams comply with PPE, fall protection, and site safety requirements

The PM does not need to perform installations but must understand these standards well enough to hold field teams accountable for compliance and quality.

What Success Looks Like

  • Projects consistently delivered on time, within budget, and at or above target margin
  • Change orders captured and billed — zero untracked scope creep
  • Technician utilization meets or exceeds company targets (65%/70%/75%)
  • Progress billing is accurate, timely, and supports company cash flow
  • Clients are satisfied and reference-ready at project closeout
  • Field teams are organized, accountable, and producing quality installations
  • Clean EOS scorecard performance with proactive issue resolution
  • Strong, trust-based relationships with clients, GCs, and internal teams
