LHH Recruitment Solutions is partnering with a premier commercial real estate organization to identify a Building Engineer for a Class A commercial office property in Austin, TX. This is a hands-on opportunity for a mechanically inclined facilities professional with experience supporting HVAC, electrical, plumbing, and general building systems.
The Building Engineer will assist with the day-to-day operation, preventative maintenance, troubleshooting, and repair of building systems to ensure a safe, efficient, and high-quality environment for tenants. This is an excellent opportunity for someone with building maintenance or skilled trades experience who is looking to continue developing their career within commercial facilities engineering.
Responsibilities
- Perform preventative maintenance and minor repairs across HVAC, electrical, plumbing, and mechanical systems.
- Respond to HVAC service calls and assist with troubleshooting and repairs.
- Inspect and perform minor preventative maintenance on air handling units (AHUs), including belts and related components.
- Conduct daily chiller inspections, maintain equipment logs, and identify conditions requiring further attention.
- Assist with water treatment testing and adjustments.
- Troubleshoot basic electrical issues, reset breakers, and replace outlets, switches, lighting ballasts, and related components.
- Perform minor plumbing repairs, including faucets, flush valves, toilets, urinals, drains, and system pumps.
- Monitor and respond to building life-safety systems, including fire alarms and related equipment.
- Perform weekly inspections and documentation of emergency generators.
- Repair door hardware and assist with minor security-system adjustments.
- Read and record tenant utility meters.
- Complete general building maintenance tasks, including painting, cleaning, and drain clearing.
- Respond to tenant and building needs with a strong sense of urgency and customer service.
- Participate in overtime and on-call coverage as required.
Qualifications
- Minimum 2 years of building maintenance experience OR completion of an accredited trade school program in HVAC, electrical, or a related field required.
- High school diploma or GED required.
- Previous commercial office/Class A building experience preferred.
- Working knowledge of HVAC, electrical, plumbing, and mechanical building systems.
- Familiarity with equipment such as chillers, generators, switchgear, pumps, and air handling units.
- Strong mechanical and/or electrical aptitude.
- Comfortable using basic hand tools, voltmeters, ladders, lifts, drain equipment, and appropriate safety equipment.
- Strong troubleshooting and problem-solving skills.
- Excellent customer service and communication skills.
- Self-motivated with the ability to work independently and as part of an engineering team.
- Ability to participate in on-call coverage and work outside normal business hours when necessary.
- Ability to regularly lift up to 50 lbs. and perform the physical requirements associated with commercial building maintenance.
