Job Description
The Project Manager is the primary leader responsible for the successful financial, contractual, administrative, and operational execution of assigned construction projects from contract award through final closeout.
The Project Manager is accountable for project profitability, schedule performance, client satisfaction, risk management, change order management, procurement, buyout, forecasting, and overall project success.

Projects typically range from $5M to $25M and include hospitality renovations, multifamily, affordable housing, mixed-use, and ground-up commercial developments.
Primary Responsibilities
Project Leadership
• Lead assigned projects from contract execution through closeout.
• Serve as the primary point of contact for owners, architects, consultants, and subcontractors.
• Drive accountability across the entire project team.
• Partner closely with the Superintendent to achieve project goals.
Financial Management
• Develop and manage project budgets.
• Maintain accurate cost forecasting and monthly Projected Final Cost Reports (PFR).
• Monitor project profitability and financial performance.
• Manage project cash flow, billings, collections, and cost exposures.
• Protect and maximize project margins.
Project Buyout & Procurement
• Complete project buyout within 60 days of contract award.
• Negotiate and execute subcontract agreements.
• Develop procurement plans and long-lead item strategies.
• Track buyout performance against estimate targets.
Schedule Management
• Develop and maintain project schedules.
• Monitor milestone performance and critical path activities.
• Implement recovery plans when schedule impacts occur.
• Coordinate project schedules with field operations.
Change Order Management
• Identify, price, negotiate, and track change orders.
• Maintain accurate change order logs.
• Ensure all additional work is properly documented and authorized.
• Maximize recovery of project costs and schedule impacts.
Risk Management
• Maintain project risk registers.
• Identify and mitigate project risks.
• Escalate major concerns proactively.
• Ensure contract compliance throughout project execution.
Client Experience
• Deliver an exceptional client experience.
• Lead owner meetings and project communications.
• Resolve issues proactively.
• Build long-term relationships that generate repeat business.
Project Closeout
• Manage punch lists, warranties, training, O&M manuals, and closeout documentation.
• Ensure efficient project turnover and final completion.

Qualifications
Required:
• 5 years of commercial construction project management experience.
• Experience managing projects from $5M to $25M .
• Strong understanding of contracts, budgeting, scheduling, procurement, and project controls.
• Ability to read and interpret construction drawings and specifications.
• Excellent communication and leadership skills.
Preferred:
• Bachelor's Degree in Construction Management, Engineering, Business, or related field.
• Experience with hospitality, multifamily, affordable housing, or mixed-use projects.
• Experience using Procore, Bluebeam, Microsoft Project, and Excel.
