The Real Estate Project Delivery Project Manager provides strategic leadership and end-to-end oversight for a portfolio of capital design and construction projects across a multi-state healthcare environment. Acting as the owner's representative, this role is responsible for leading projects from planning through completion, ensuring alignment with organizational objectives while delivering exceptional results in quality, schedule, and budget performance.
Projects primarily consist of healthcare facility renovations, infrastructure upgrades, and capital improvement initiatives, including imaging suite renovations, roof replacements, facility modernizations, and occasional new construction or major rebuild projects. Project values may range from smaller-scale renovations to large, complex capital projects, with portfolios collectively totaling up to $250 million.
The Project Manager serves as the primary liaison between hospital leadership, operational stakeholders, consultants, contractors, and project teams. Responsibilities include establishing and managing project scope, schedule, and budget; facilitating stakeholder meetings; overseeing contract and vendor coordination; identifying and mitigating project risks; maintaining financial controls and cash flow forecasts; and ensuring compliance with applicable codes, regulations, and industry standards.
This role requires strong construction project management expertise, exceptional communication and stakeholder management skills, and the ability to successfully lead multidisciplinary teams through complex capital projects. While healthcare experience is beneficial, candidates with strong commercial, institutional, or large-scale construction backgrounds are encouraged to apply.
Key Responsibilities
- Lead the planning, execution, and delivery of assigned capital design and construction projects.
- Establish, manage, and maintain project scope, schedule, budget, and performance objectives throughout all project phases.
- Serve as the primary point of contact for hospital leadership, end users, consultants, contractors, and vendors.
- Coordinate project activities among construction teams, design consultants, facility operations, and other stakeholders.
- Facilitate project meetings, presentations, and status updates to ensure alignment and effective communication.
- Monitor construction activities to ensure compliance with approved plans, specifications, building codes, life safety requirements, regulations, and industry standards.
- Manage project financial performance, including budget oversight, cost control, cash flow forecasting, and risk mitigation.
- Oversee contractor and vendor relationships, including participation in contract administration and procurement processes.
- Develop project governance structures, team responsibilities, and reporting frameworks for scope, budget, schedule, and risk management.
- Identify project risks and implement proactive mitigation strategies to support successful project outcomes.
- Ensure projects are delivered safely, on time, within budget, and in accordance with organizational objectives.
REQUIRED SKILLS AND EXPERIENCE
- Required Qualifications Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field; equivalent combination of education and experience may be considered.
- Minimum 2 years of project management experience leading design and construction projects.
- Experience developing project scopes, schedules, and budgets.
- Experience facilitating project meetings, stakeholder presentations, and project communications.
- Knowledge of construction processes, building systems, building codes, and life safety regulations.
- Demonstrated ability to manage multiple projects simultaneously while balancing competing priorities.
- Strong financial acumen, including budget management, forecasting, and cost control.
- Excellent leadership, communication, organizational, and stakeholder management skills.
Preferred Qualifications
- Experience managing healthcare, hospital, or other complex occupied-facility construction projects.
- Experience serving as an owner's representative on capital construction projects.
- Experience coordinating subcontractors, contractors, consultants, and vendors through project delivery.
- Familiarity with renovation, infrastructure, and facility modernization projects.
Travel & Work Environment
- Remote-based position with travel based on project needs.
- Travel may be required across Nebraska, Iowa, Minnesota, North Dakota, and surrounding service areas.
- Typical site presence may range from periodic visits throughout the month to more frequent travel depending on project complexity and phase.
- Up to 50% travel may be required.
