Position Summary:
The Preconstruction Estimator leads the preconstruction planning effort for assigned projects, translating due diligence, drawings, and bid results into an executable plan for Operations. This role owns scope, schedule, and budget alignment, manages risk, and ensures a clean, well-documented handoff.
The Preconstruction Estimator directs junior estimating support and partners with senior preconstruction leadership while maintaining full ownership of planning outcomes.
Key Responsibilities
Leadership & Planning
- Own the preconstruction process from RFP through Operations handoff.
- Serve as the primary planning contact for clients, design partners, and internal teams.
- Mentor junior estimating staff and ensure quality of bids, scopes, schedules, and documentation.
- Ensure all planning tasks have clear ownership and closure.
Scope, Bidding & Budget
- Develop detailed scopes of work across all trades.
- Lead bid leveling and ensure adequate, qualified trade coverage.
- Convert bids into contract-ready scopes and assumptions.
- Maintain and align project budgets, contingencies, and cost codes.
Scheduling & Risk
- Build and manage high-level project schedules and phasing plans.
- Validate sequencing, durations, and crew assumptions with Operations and trades.
- Identify risks, long-lead items, and mitigation strategies early.
Communication & Handoff
- Lead planning meetings and present scope, schedule, and key assumptions.
- Maintain clear meeting minutes and planning documentation.
- Deliver a complete preconstruction handoff package to Operations.
Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
- 5 years in estimating, preconstruction, or construction planning.
- Strong understanding of trade scopes, sequencing, and construction costs.
- Experience with scheduling, budgeting, and bid management tools.
- Excellent organizational, analytical, and communication skills.
- Proven ownership mindset with strong follow-through.
Salary : $110,000 - $130,000
