About The Role

As the Commercial Project Manager, you’ll oversee the full lifecycle of commercial development projects—site selection, design, permitting, construction, and handover. You’ll manage timelines, budgets, and stakeholders while ensuring every detail aligns with strategic goals.

This role combines leadership, problem-solving, and relationship-building. You’ll be the connector between architects, contractors, municipalities, internal teams, and community partners—ensuring smooth execution from concept to completion.

Key Responsibilities

Project Leadership

  • Drive the planning and execution of commercial real estate development projects.
  • Create and manage scopes of work, budgets, timelines, and milestone plans.
  • Identify potential risks and develop proactive solutions to keep projects moving.

Site Selection & Due Diligence

  • Conduct market research and feasibility studies for new development opportunities.
  • Evaluate land options and coordinate zoning, environmental, and regulatory reviews.
  • Partner with brokers, landowners, and municipalities to secure project sites.

Contracting & Negotiation

  • Negotiate contracts with contractors, consultants, and vendors.
  • Draft and manage agreements covering acquisition, design, and construction.
  • Ensure compliance with contractual, legal, and risk-management standards.

Design & Permitting

  • Work closely with architects, engineers, and planners to develop project designs.
  • Coordinate permits, approvals, and entitlements at all jurisdictional levels.
  • Ensure compliance with building codes, zoning rules, and environmental regulations.

Construction Oversight

  • Manage general contractors and subcontractors for on-time, on-budget execution.
  • Conduct site visits and quality control checks.
  • Troubleshoot challenges and remove roadblocks to progress.

Financial Stewardship

  • Develop, track, and manage project budgets and financial models.
  • Support lender documentation, funding requests, and reporting.
  • Review expenditures, negotiate pricing, and approve invoices.

Communication & Coordination

  • Act as the central point of contact for internal teams, tenants, agencies, and community groups.
  • Lead project meetings, updates, and presentations.
  • Provide transparent, proactive reporting on project status and risks.

Project Closeout

  • Oversee tenant improvements and leasing coordination.
  • Ensure delivery of warranties, closeout documentation, and occupancy compliance.
  • Conduct post-project evaluations to improve future processes.

What You Bring

  • Bachelor’s degree in Real Estate Development, Construction Management, Civil Engineering, Architecture, Business, or related field.
  • 5 years of experience in commercial development or construction project management.
  • Strong negotiation skills and experience managing vendors and contracts.
  • Deep understanding of zoning, permitting, and development processes.
  • Mastery of budgeting, financial analysis, and project controls.
  • Excellent communication, leadership, and multitasking skills.
  • Proficiency with project management tools (Procore, Bluebeam, AutoCAD, Microsoft Office Suite).
