ABOUT THE COMPANY

YOU WOULD BE RESPONSIBLE FOR
- Lead the full trade buyout process from budget/GMP through subcontract award
- Analyze and level bids to ensure complete scope coverage and alignment across all trades
- Negotiate pricing, terms, and scope with subcontractors and vendors
- Identify and close scope gaps, overlaps, and risk exposures prior to contract execution
- Source and procure high-end, custom, and specialty materials aligned with design intent
- Manage relationships with domestic and international vendors and manufacturers
- Coordinate pricing, lead times, and procurement schedules for all major materials
- Identify, track, and proactively manage long-lead items
- Coordinate logistics including shipping, freight, customs, and delivery sequencing
- Align procurement timelines with construction schedules to support uninterrupted field progress
- Maintain procurement logs and track commitments against project budgets
- Provide visibility into cost exposures, savings opportunities, and procurement risks
- Support Project Managers with budget alignment and buyout status updates
- Partner with Preconstruction to ensure continuity from estimate through buyout
- Work closely with Project Managers and Superintendents to align procurement with field execution
- Support onboarding of subcontractors and ensure contract compliance
- Build and maintain a network of qualified subcontractors and specialty vendors experienced in luxury construction
- Prequalify trade partners based on capability, capacity, and quality of work
- Assist in managing change orders related to procurement scope and vendor performance
- Support resolution of procurement-related issues impacting schedule, cost, or quality
- Ensure all procurement decisions align with project specifications, client expectations, and quality standards associated with ultra luxury construction
