Position Summary

The Regional Community Manager is accountable for the financial, operational, and organizational results of an assigned portfolio of multifamily communities. The role leads Community Managers with by-monthly property visits, ensures consistent execution of company standards, drives property-level business-plan performance, and serves as the primary operating leader for the region. Portfolio assignments are flexible and may include stabilized communities, newly acquired properties, and communities transitioning from development or lease-up into stabilized operations.

Key Responsibilities

Financial & Operating Performance

  • Drive achievement of approved budgets, revenue, occupancy, expense, delinquency, and NOI objectives for assigned communities.
  • Review financial statements, forecasts, operating reports, and material variances.
  • Require property-specific corrective-action plans and ensure completion.
  • Participate in annual budgeting and business planning.

Community Manager Leadership

  • Directly supervise, coach, and develop Community Managers.
  • Conduct operations training with Site Teams.
  • Set clear expectations, conduct regular performance reviews, and maintain accountability for results.
  • Participate in hiring, onboarding, performance management, and succession planning in partnership with HR.
  • Build bench strength so the region can absorb growth and leadership transitions.

Property Operations & Resident Experience

  • Conduct bi-monthly property visits and review property appearance, resident service, staffing, collections, administrative practices, and operating standards.
  • Ensure material property issues are documented, assigned, and resolved.
  • Provide heightened leadership during management transitions or underperformance.

Leasing, Revenue & Collections

  • Maintain accountability for occupancy, leasing execution, renewals, collections, and resident retention across the region.
  • Partner with the Leasing, Revenue & Sales Manager and senior leadership on pricing, conversion, renewal, and corrective strategies.
  • Ensure Community Managers and leasing teams execute approved strategies and CRM standards.

Maintenance & Asset Condition

  • Partner with Regional and Area Maintenance leadership on work orders, turns, preventive maintenance, property condition, staffing, training, and major repair needs.
  • Ensure Community Managers and Maintenance Supervisors collaborate effectively and complete corrective actions.

New Communities & Growth

  • Assist with selection and onboarding of Community Managers and property teams.
  • Provide heightened oversight as new properties transition from lease-up into stabilized regional operations.
  • Support acquisition integration and assume responsibility for additional communities as assignments evolve.

Key Performance Indicators

  • Regional NOI versus budget.
  • Occupancy, renewals, delinquency, and bad debt.
  • Controllable expense and payroll performance.
  • Community Manager performance, retention, and development.
  • Property inspection and resident-service performance.
  • Leasing execution and corrective-action completion.
  • Maintenance service and unit-turn results in partnership with maintenance leadership.
  • Capital project implementation.
  • Successful integration of newly assigned communities.

Leadership / Work Style

The successful candidate is a disciplined regional leader who develops Community Managers, identifies issues early, and maintains clear accountability. The role is judged by regional results and leadership depth, not by personally solving every property-level issue.

Qualifications

  • 5 years of progressive multifamily property-management experience.
  • Successful Community Manager experience required.
  • Multi-site, Area Manager, or Regional Manager experience strongly preferred.
  • Strong conventional market-rate multifamily experience.
  • Strong financial, leasing, collections, resident-relations, and leadership skills.
  • Ability to lead managers and maintain accountability across multiple locations.
  • New-community, lease-up, acquisition, or transition experience preferred.
  • Ability to travel frequently throughout assigned region.
