Position Summary
Field Communities is seeking a dependable, hands-on Maintenance & Grounds Technician to join the team at Susquehanna Trail Apartments, a 240-unit apartment community in York, Pennsylvania.
This position supports both apartment maintenance and the overall appearance of the community. Responsibilities include resident work orders, apartment turnovers, preventive maintenance, grounds upkeep, trash removal, common-area care, and general property repairs. The ideal candidate takes pride in their work, is attentive to detail, and provides professional service to residents.
Essential Duties and ResponsibilitiesMaintenance
· Complete assigned resident service requests accurately and in a timely manner.
· Receive, update, and document work orders through AppFolio.
· Assist with basic plumbing, electrical, appliance, HVAC, carpentry, drywall, painting, lock, and general building repairs within the employee’s level of training and experience.
· Assist with preventive maintenance inspections and scheduled maintenance.
· Prepare vacant apartments for new residents, including repairs, painting, fixture replacement, and punch-list work.
· Maintain tools, equipment, maintenance areas, and company property in a clean and organized condition.
· Follow company procedures when entering occupied apartments and respect resident privacy and belongings.
· Clean the work area after completing repairs or service requests.
· Communicate unresolved maintenance concerns to the appropriate supervisor.
· Participate in the emergency and after-hours maintenance rotation as assigned.
Grounds & Property Appearance
· Regularly walk the property and remove litter, debris, pet waste, and other items affecting appearance.
· Keep sidewalks, parking areas, building entrances, breezeways, dumpster areas, and common spaces clean and orderly.
· Perform routine trash pickup throughout the community.
· Assist with landscaping, leaf removal, snow and ice removal, and other seasonal grounds work.
· Maintain exterior amenities, including the pool area, courtyard, grilling areas, dog park, and other resident common spaces.
· Report damaged landscaping, lighting, signage, pavement, fencing, drainage, or other exterior concerns.
· Assist with pressure washing, exterior cleaning, touch-up painting, and other property projects.
· Help ensure the community remains clean, safe, attractive, and ready for residents and prospective residents each day.
Resident Service & Safety
· Provide courteous and professional service to residents, guests, coworkers, vendors, and contractors.
· Respect residents’ homes, belongings, and privacy while completing work.
· Follow all Field Communities safety policies and maintenance procedures.
· Complete required company training, including applicable Grace Hill training.
· Properly use personal protective equipment, tools, equipment, and chemicals.
· Immediately report unsafe conditions, property damage, accidents, injuries, or potential hazards.
· Follow company procedures for keys, apartment access, resident privacy, and emergency situations.
Qualifications
· Previous apartment maintenance, facilities maintenance, construction, landscaping, or related experience preferred.
· General knowledge of basic plumbing, electrical, carpentry, appliance repair, painting, and building maintenance preferred.
· Strong mechanical aptitude and willingness to learn.
· Ability to work independently and as part of a team.
· Dependable, punctual, organized, and able to manage multiple priorities.
· Strong attention to detail and pride in maintaining a clean and attractive property.
· Professional and respectful communication skills.
· Ability to use a smartphone, tablet, or computer for work orders.
· Valid driver’s license and reliable transportation may be required.
· HVAC/EPA certification is a plus.
Physical Requirements
The position requires regular physical activity, including standing, walking, bending, kneeling, crouching, climbing, reaching, and using stairs. The employee must be able to lift approximately 50 pounds independently, work indoors and outdoors in varying weather conditions, and safely use ladders, hand tools, power tools, and maintenance equipment.
Work Schedule
This is a full-time, on-site position at Susquehanna Trail Apartments. The employee may be required to participate in an on-call rotation, respond to maintenance emergencies, and assist with snow or other weather-related property needs.

Pay: $25.00 - $28.00 per hour
