The Preconstruction Coordinator will support the project management team by engaging in bid solicitations, organizing project documents and permits, assisting with the design team, and facilitating subcontractor communication to prepare for construction. They track project logistics, assist in subcontractor qualification, and ensure accurate document control for bids and contracts.
Key Responsibilities
Estimating & Budgeting — Develop detailed cost estimates for custom homes ranging from high-end spec levels. Build and maintain budgets with line-item detail, track allowances, and work with ownership to establish accurate client proposals. Solicit, review, and level subcontractor and supplier bids. Identify cost risks early and present value engineering options that don't compromise design intent.
Project Setup & Planning — Create and manage preconstruction schedules including design milestones, permitting timelines, and procurement lead times. Coordinate with architects and designers to ensure plans are complete, constructable, and aligned with budget before breaking ground. Manage the RFI process during preconstruction and maintain a log of plan clarifications and revisions.
Permitting & Compliance — Prepare and submit permit applications, coordinate with local jurisdictions, HOAs, and review boards. Track permit status and resolve comments or revisions with the design team.
Procurement & Lead Times — Identify long-lead items early (custom windows, imported stone, specialty fixtures, appliances) and initiate procurement to protect the construction schedule. Coordinate with the selections coordinator and interior designers on specification timing.
Subcontractor Management — Develop and maintain relationships with qualified, high-end subcontractors and suppliers. Prepare scopes of work and manage the buyout process. Ensure subcontractor agreements, insurance, and licensing are current before project start.
Transition to Construction — Lead preconstruction-to-construction handoff meetings. Deliver a complete project package to the superintendent including finalized budget, scopes, contracts, schedule, plans, and open item logs.
Required Qualifications
Degree in construction management required. High end residential experience preferred. Strong communication and people skills, organizational abilities, and the ability to work under deadlines is a must.
Overview
This position will be in-office at our Jacksonville Beach location Monday through Friday. FaverGray offers a competitive salary and benefits package to all full time employees. Salary range for this position starts at $70,000 annually.
