We are seeking a Property Manager to lead operations at a brand-new, affordable housing development in East New York, Brooklyn.
This is a key leadership opportunity for a mission-driven property management professional who thrives in a fast-paced, hands-on environment and wants to shape the operational success of a growing firm. Experience with Supportive Housing is a plus.
Key Responsibilities
Leadership & Staff Oversight
- Direct and mentor on-site management staff, superintendents, porters, security, and administrative personnel.
- Conduct regular performance evaluations and create staff development plans.
- Ensure proper staffing coverage and hold team accountable to operational standards.
- Promote a culture of professionalism, responsiveness, and exceptional customer service.
Financial Management
- Prepare, manage, and monitor annual operating and capital budgets.
- Track and control expenses to meet budgetary goals.
- Oversee accounts payable/receivable, financial reporting, and payroll approval.
Vendor & Contract Management
- Review and authorize purchase orders and contracts within company guidelines.
- Negotiate vendor agreements and service contracts to maximize cost savings and service quality.
- Monitor vendor performance and enforce compliance with contract terms.
Maintenance & Facility Operations
- Ensure properties are well-maintained, safe, and compliant with all codes and regulations.
- Oversee preventive and corrective maintenance schedules.
- Manage capital improvement projects and major repairs from planning to completion.
- Implement sustainability initiatives to reduce costs and improve efficiency.
Compliance & Regulatory Oversight
- Maintain full compliance with federal, state, and local housing regulations, including LIHTC, HOME, HUD, HPD, and HDC programs.
- Ensure timely completion of certifications, inspections, and audits.
- Partner with compliance consultants and auditors to resolve findings or deficiencies.
- Enforce lease agreements, house rules, and program requirements.
Resident & Stakeholder Engagement
- Build and maintain strong relationships with residents, ownership, government agencies, and community partners.
- Respond to resident concerns quickly and professionally.
- Represent ownership at agency meetings, hearings, and inspections.
Qualifications
- Bachelor’s degree in Real Estate, Business Administration, or related field (Master’s degree or industry certifications preferred).
- 3-5 years of progressive property management experience, including staff supervision and budget management.
- Strong knowledge of affordable housing compliance programs (LIHTC, HOME, HUD, HPD, HDC).
- Proven track record of financial management, purchasing, and contract negotiation.
- Proficiency with property management software (Yardi, MRI, Rent Café, or similar).
- Excellent leadership, communication, and organizational skills.

Projected Total Compensation: $75,000.00 - $100,000.00 per year
