This position is responsible for the day-to-day aspects of property management portfolio in the Bronx and Brooklyn, NY. The Property Manager will report directly to and work closely with the Director of Affordable Operations, as well as the company's executive team, facilities, accounting, leasing, and compliance staff, to provide a full range of timely and effective services to residents. The Property Manager will directly manage a team of eight to ten Clinton onsite personnel and serve as the project lead for a portfolio of over 1,000 units of affordable housing. The Property Manager will have a demonstrated track record of leadership and problem-solving ability, coupled with customer service expertise.

Essential Duties And Responsibilities

Leadership

  • Lead a team of hard-working site personnel delivering elite customer service
  • Prioritize safety in all facets of building operations
  • Create urgency and “lead from the front” regarding company priorities and mission
  • Lead with accountability and clarity, take opportunities to teach and grow your team

Property Operations & Compliance

  • Conduct regular property inspections to ensure quality standards and regulatory compliance (including HQS and HappyCo inspections)
  • Ensure all building systems are operational and code compliant
  • Monitor and address violations, HQS-related activities, ensure compliance to ensure the team resolves timely

Staff & Vendor Management

  • Drive staff performance, and ensure managers meet schedules and payroll/timesheet submissions
  • Supervise vendors and contractors and obtain bids for capital and operational projects
  • Ensure supply ordering and procurement (through Order.co) is done timely and within budget

Maintenance & Operations

  • Ensure site teams are completing maintenance and repairs within standard operation procedures, on-time, and communicating clearly to residents.
  • Oversee the vacancy process, ensuring pre-inspections, unit readiness, and coordination with leasing for timely occupancy is being done and in line with company’s standard operating procedure.

Resident Relations

  • At Clinton Management we obsess over the resident experience and strive to deliver elite customer service. The Property Manager delivers on those standards.
  • Resolve resident complaints professionally and promptly
  • Enforce lease agreements and occupancy policies
  • Proactively solve problems

Financial Management

  • Manage property budgets, track building expenses, and building KPIs
  • Identify, note, and explain variances in the monthly budget reports.
  • Perform other duties as assigned by management

Qualifications

Qualifications

  • 6-10 years property management experience in affordable housing and market rate properties, required
  • Working knowledge of city, state and federal programs and regulations.
  • Experience working with NYC Agencies and maintaining compliance (ex. HQS inspections)
  • Experience with repairs, maintenance, mechanicals and Local law 11, 87 and 84.
  • Must be able to effectively communicate and interface with all levels of management, residents, vendors, leasing, accounting and collection departments.
  • Proficient computer skills (Windows 7 or higher, YARDI, Microsoft office and outlook).
  • Must be able to analyze budgets and quarterly management reports.
  • Must have excellent project management, organizational skills
  • Must be able to adapt to a fast-paced environment.
  • Strong attention to detail and follow through.
  • Strong leadership skills required.
  • Highly organized and proactive
  • Experienced in affordable housing operations
  • Knowledgeable in union environments
  • Familiar with HQS and HPD compliance requirements

Availability Requirements

  • Regular travel between assigned properties (reliable transportation required)

Salary Range

$110,000- 140,000k/ yr
