Estimator/Project Manager - Commercial Roofing

Job Description:

The Estimator / Project Manager I, is responsible for assisting leadership with project management. This role works closely with contractors and team members to evaluate relative costs or potential risks and assess whether a project can be completed within the desired budget and timeframe. This role is also responsible for cultivating relationships with prospective clients to increase business opportunities.

Primary Roles/Responsibilities:

·      Manage all aspects of major project work including sourcing materials, supplies and subcontractors; managing permits; and ensuring employees are informed of project requirements.

·      Analyze documents, blueprints, and project plans to gain a thorough understanding of the project.

·      Determine factors that influence the cost of a service or product.

·      Prepare material estimates and cost estimates for project and labor.

·      Develop and maintain relationships with company vendors and contractors.

·      Manage bids from vendors and contractors; use bid data to prepare a detailed cost analysis.

·      Generate proposals and submit bids for large production projects; record actual costs.

·      Prospect for both public and private production projects through public bid sites, schools and consultants. 

·      Develop existing and new consultants and general contractors.

·      Conduct surveys of potential jobs and necessary job site inspections for ongoing projects. 

Required Skills/Competencies:

·      Proficiency in mathematics, statistics, and data analysis.

·      Excellent analytical skills and attention to detail.

·      Report writing and strategic planning skills.

·      Familiarity with analyzing requirement data to develop material and cost estimates for large projects.

·      Expertise with analytic tools, such as spreadsheets and database managers.

Physical Requirements:

·      The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.  While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.  This position requires the ability to occasionally lift office products and supplies, up to 20 pounds. 

·      The employee must be able to climb a ladder.

Materials & Equipment Used:
Ability to operate all general office equipment including computer, printer, copier, fax, and phones. Ability to operate and drive vehicle for work related travel, meetings, and to run errands.

Working Conditions:
This is primarily an in-office position. While performing the duties of this job, the employee is regularly exposed to outside weather conditions. Frequent working around moving mobile equipment. Occasional exposure to materials and chemicals that could cause personal injury if improperly handled.

Key Must Have’s:

·      This is an Estimator role for commercial roofing.

·      Degree nice to have

·      Must have commercial roofing experience estimating.

·      Has experience estimating costs and risks for commercial roofing jobs.

·      Experience managing all aspects of projects including sourcing materials, managing sub-contractors, ordering all supplies needed, work permits, labor hours, etc. and reviewing all estimates with other internal project managers for accuracy.

·      Be able to read blueprints and project plans.

·      Must have great financial acumen plus strong excel skills

·      Must be able to multi-task and stay very organized.

·      Make great relationships with sub-contractors and vendors.

·      Be able to create proposals that are accurate and have the established profit built in.

·      Respond to bids that are on-line request from organizations.

·      Be able to go out on-site, if needed, to survey the job that needs to get quoted.

·      Good financial analyzation skills.

·      Great time management skills, Excellent communication skill set.

·      Minimum 2 years in estimating role with commercial roofer.

·      Bilingual in Spanish a huge plus.

·      Understand commercial roofing safety requirements, quality and production requirements.

·      Direct marketing/sales experience preferred

·      Enforce safety, quality and production requirements.  Supervise projects from pre-bid to project completion.

·      Very little travel to local job sites, if needed
