Position Overview
We are seeking a skilled Professional Land Surveyor to join our team, supporting/leading survey projects across residential, commercial, industrial, municipal and mixed-use developments. The successful candidate will perform and oversee boundary, topographic, ALTA/ACSM, MassDOT and asbuilt surveys, prepare plats and legal descriptions, manage client communications and project deliverables, and ensure accuracy, regulatory compliance and on time delivery of survey products.
Key Responsibilities
- Lead and perform boundary, ALTA/ACSM, topographic, MassDOT and as-built surveys for residential, commercial, industrial, municipal and mixed-use projects.
- Plan and execute construction layout and staking, control networks, traverse and GPS surveys using Trimble and other modern survey instrumentation.
- Prepare and review plats, record drawings, metes and bounds descriptions, easements, legal descriptions and other survey deliverables.
- Produce accurate survey calculations, data adjustments, and quality control checks; verify correctness of coordinates, bearings and distances.
- Use AutoCAD (and Civil/Map modules if applicable) to create and edit plats, site plans and deliverables; manage CAD file organization and standards.
- Supervise, train and mentor survey crews, field technicians and junior staff; schedule field resources and ensure safety and regulatory compliance.
- Coordinate with clients, engineers, attorneys, planners and municipal officials to resolve boundary and permitting questions and to obtain approvals.
- Develop proposals, prepare scope of work and estimates, manage project budgets and monitor project financials and timelines.
- Ensure compliance with state and local codes, licensing requirements and professional standards; prepare materials for recording at the registry of deeds or municipal offices.
- Perform project management duties including project scheduling, progress reporting, stakeholder communication and ensuring projects meet deadlines and quality objectives.
- Conduct site visits, research property records and deed research for boundary determination, easement and rights-of-way analysis.
- Implement quality control procedures and peer reviews for survey computations, plats and final deliverables.
- Support business development efforts by participating in client meetings, responding to RFPs, and assisting with technical portions of proposals.
Qualifications
- 3 years of progressive field and office experience as Land Surveyor; experience leading projects preferred.
- Licensed Professional Land Surveyor (PLS) preferred; Surveyor in Training (SIT) or equivalent certification will be considered for candidates with relevant experience and a clear path to licensure.
- Proficiency with survey instrumentation and data collectors (Trimble or similar) and strong experience performing GPS, total station and control surveys.
- Strong CAD skills, including AutoCAD and/or Civil 3D for plat creation, drafting and deliverable production.
- Proven experience with boundary surveys, metes and bounds, easements, legal descriptions, platting and record research.
- Familiarity with ALTA/ACSM surveys, MassDOT requirements, topographic surveys, construction layout, as-built surveys and land development projects.
- Experience preparing proposals, developing budgets, managing project financials and meeting project deadlines.
- Excellent written and verbal communication skills; ability to interact with clients, engineers, attorneys and municipal officials.
- Strong analytical and mathematical skills for survey calculations, data adjustment and quality control.
- Working knowledge of relevant codes, registry/recording procedures and professional standards.
- Demonstrated project management skills, including scheduling, resource allocation and team coordination.
- Ability to work outdoors in variable conditions, possess a valid drivers license and reliable transportation.
