Position Overview
We are seeking an experienced Commissioning Project Manager to lead and deliver MEP commissioning projects for commercial and institutional buildings. The role is responsible for planning, coordinating and executing commissioning activities to ensure systems meet design intent, performance requirements and industry standards. The ideal candidate will have strong hands-on commissioning experience, proven project management skills, and the ability to engage with design teams, contractors and owners to achieve successful project outcomes.
Key Responsibilities
- Lead and manage end-to-end commissioning projects for MEP systems, including development and execution of commissioning plans and schedules.
- Coordinate commissioning activities across multidisciplinary teams including mechanical, electrical and control contractors to ensure compliance with design intent and specifications.
- Prepare, review and maintain commissioning specifications, test procedures, functional performance tests and turnover documentation.
- Perform design review and constructability assessments to identify and resolve potential issues prior to construction and during commissioning.
- Engage as the primary client and contractor interface, leading meetings, progress reporting and issue resolution throughout project lifecycle.
- Provide hands-on oversight and direction for field commissioning activities, including system start-up, calibration, troubleshooting and verification of Building Automation Systems (BAS).
- Provide mentorship and technical guidance to commissioning staff and subcontractors, and coordinate with third-party Commissioning Authorities (CxA) when required.
- Manage project budgets, schedules and resource allocation, ensuring timely delivery of commissioning milestones and client satisfaction.
- Compile and deliver final commissioning reports, deficiency lists, and O&M documentation to owners and stakeholders.
- Maintain compliance with industry standards, owner requirements and sustainability goals such as LEED where applicable.
- Bachelors degree in Mechanical, Electrical, Architectural Engineering or related discipline, or equivalent experience.
- Proven experience in commissioning and project management for MEP systems in commercial or institutional projects.
- Strong knowledge of MEP systems, testing procedures, functional performance testing and commissioning specifications.
- Experience with Building Automation Systems (BAS), controls verification, troubleshooting and sequence of operations testing.
- Excellent communication, coordination and stakeholder management skills, with experience leading meetings and producing clear project documentation.
- Demonstrated ability to perform design reviews and prepare commissioning plans and sequence of operations.
- Professional certifications or credentials are highly desirable: CxA, BCxP, CCP, CxPP, Professional Engineer (PE).
- Familiarity with LEED requirements and sustainability commissioning practices is a plus.
- Proficient with commissioning software, data logging tools and Microsoft Office; experience with project scheduling and reporting tools.
- Ability to travel to project sites and manage multiple projects concurrently; valid drivers license required.
