Position Overview
We are seeking an experienced Commercial Project Manager with an architecture background to lead large-scale commercial and retail projectsincluding big box developmentsfrom design through construction closeout. The role combines technical architectural knowledge, strong project management skills, and client-facing leadership to deliver projects on schedule, on budget, and to specified quality and code requirements.
Key Responsibilities
- Lead and manage commercial architecture projects (retail, big box, and other commercial facilities) from pre-design through construction closeout.
- Serve as primary client contact, building strong client relationships and ensuring client expectations are met or exceeded.
- Develop and manage project schedules, budgets, scopes of work, and change order processes to ensure financial and timeline targets are achieved.
- Coordinate multidisciplinary design teams, consultants, contractors, and internal staff to maintain design intent and construction quality.
- Prepare and review construction documents, specifications, and AIA contract documents; ensure compliance with codes, accessibility, and local jurisdictional requirements.
- Perform project risk assessments and implement mitigation strategies to address schedule, budget, and constructability issues.
- Oversee procurement processes, subconsultant selection, and contractor coordination; participate in bidding and negotiation as needed.
- Conduct regular site visits, observe construction progress, document issues, and drive timely resolution of design and construction problems.
- Provide leadership and mentorship to junior staff and project teams, promoting best practices in project management and architectural delivery.
- Support business development efforts by preparing proposals, scopes, and client presentations as required.
- Professional degree in Architecture (B.Arch/M.Arch) or closely related field; or equivalent combination of architecture and project management experience.
- Registered Architect (AIA membership and/or NCARB certification preferred) or working toward licensure; active registration a strong plus.
- Minimum 7-10 years of experience managing commercial architecture projects, including significant experience with retail and big box formats.
- Proven track record of successful project delivery across schedule, scope, and budget; experience with AIA contract documents and change order management.
- Strong knowledge of building codes, accessibility standards, construction means and methods, and permit processes.
- Excellent leadership, communication, and client relationship skills; ability to coordinate diverse teams and stakeholders.
- Proficiency with project management and construction administration tools (e.g., Procore, Bluebeam, Revit, MS Project, Excel).
- Experience preparing and managing project budgets, cashflow forecasting, and contract negotiations.
- Willingness to travel to project sites as required; valid drivers license.
- Ability to mentor staff, contribute to practice development, and support business development activities.
