Simultaneously, you will decompose each stage of this process into structured, AI-enabled workflows that minimize manual dependencies and sharpen forecast reliability with every iteration.

What You Will Be Doing
- Evaluate site viability through structured and AI-enhanced analysis of zoning, permitting, budgets, and schedule constraints to support high-stakes decisions
- Oversee multiple concurrent school construction projects, coordinating construction managers, clearing obstacles, and delivering on-time, on-budget campus launches
- Prepare decision-ready capital project proposals that bring stakeholders into alignment on scope, budget, and execution approach
- Drive vendor procurement, RFP processes, and contract negotiations with emphasis on execution speed, quality standards, and cost efficiency
- Break down expansion operations into discrete, repeatable work units and create AI-powered systems that shorten delivery cycles and enhance predictability
- Functioning as a passive coordinator who waits for status reports from contractors or external partners
- Focusing narrowly on a single phase (such as site selection or construction alone) without accountability for the entire result
- Depending on manual, one-off approaches that require reinvention for each new site
- Forwarding problems upward instead of engaging directly to resolve permitting, design, or construction roadblocks
- Consuming extended periods on stakeholder alignment without reaching a clear, actionable decision

- Documented experience leading at least one full-cycle real estate development or construction project—from site selection through operational opening—with end-to-end ownership
- Track record managing multiple simultaneous capital projects or builds with direct accountability for scheduling, coordination, and problem resolution
- Deep working knowledge of zoning, permitting, construction processes, and vendor management, with capability to work directly with general contractors, architects, and regulatory authorities
- Proven ability to make tradeoff decisions balancing cost, schedule, and feasibility with clear, quantifiable results
- Experience refining or designing complex operational workflows (such as permitting sequences, design coordination, or construction execution)
- Demonstrated capacity to decompose intricate workflows into structured, repeatable processes and refine them progressively
- Track record leveraging tools (AI-based or other) to eliminate manual tasks, speed up decision cycles, or enhance execution velocity
- Strong ownership orientation with ability to navigate ambiguity and deliver tangible outcomes
- Willingness and capacity to travel up to 60% to active construction sites nationwide and be present during pivotal development and launch phases
- Currently based in the United States and authorized to work without requiring visa sponsorship
