This is not a conventional facilities development position. Your role is not simply to oversee projects. Your role is to remove obstacles from the expansion pathway. That requires making decisive judgments on site suitability, engaging directly with permitting and construction challenges, negotiating terms with suppliers, and accelerating timelines with intensity. Simultaneously, you will decompose every element of this process into systematic, AI-enhanced workflows that minimize manual intervention and sharpen forecast precision with each iteration.

What You Will Be Doing
- Execute critical site evaluations by confirming zoning compliance, permitting pathways, cost projections, and schedule feasibility through systematic and AI-supported analysis
- Manage multiple concurrent school construction projects, directing construction managers, clearing obstacles, and delivering on-schedule, on-budget completions
- Create clear, actionable capital project proposals that bring stakeholders into alignment on scope, budget, and execution approach
- Direct vendor identification, RFP processes, and contract negotiations with emphasis on velocity, quality standards, and cost discipline
- Deconstruct expansion processes into discrete work components and implement AI-powered systems that reduce cycle times and enhance predictability
- Functioning as a passive status monitor dependent on contractor or partner updates
- Limiting your focus to a single phase (such as site selection or construction alone) without accountability for the complete result
- Defaulting to manual, improvised methods that restart from scratch with each new site
- Raising issues without directly intervening to address permitting, design, or construction obstacles
- Consuming months in stakeholder alignment exercises without pushing toward a definitive decision

- Verified track record leading at least one real estate development or construction initiative from site identification through operational launch with complete ownership
- Experience overseeing multiple simultaneous construction or capital projects with direct accountability for schedules, coordination, and problem resolution
- Deep working knowledge of zoning regulations, permitting procedures, construction operations, and vendor management, with capability to interact directly with general contractors, architects, and regulatory authorities
- Proven capacity to make tradeoff determinations across cost, schedule, and feasibility with clear, quantifiable results
- Experience refining or designing complex operational processes (e.g., permitting workflows, design coordination, construction delivery)
- Proven ability to decompose intricate workflows into structured, repeatable frameworks and refine them progressively
- Documented use of tools (AI-based or otherwise) to minimize manual tasks, expedite decision processes, or increase execution velocity
- Strong ownership orientation with capability to perform in uncertain environments and produce tangible results
- Willingness and capability to travel up to 60% to operational school sites nationwide and be present on-site during pivotal development and launch phases
- Currently based in the US and authorized to work without requiring visa sponsorship
