You will work directly with Craig Cecilio, a real estate operator with decades of experience and hundreds of millions in transactions.
This role sits at the center of the DealXer machine.
The Mission
DealXer is building a national deal sourcing system designed to produce consistent multifamily opportunities.
The system combines:
• Direct outreach to apartment owners
• A nationwide network of deal finders
• Institutional underwriting standards
• Real operator execution
The goal is simple:
Find deals nobody else finds.
Negotiate directly with owners.
Create real margin.
And close.
This role runs that system.
North Star Objective
Operate a national off-market multifamily deal engine that consistently produces:
Phase 1 (First 90 Days)
2 wholesale transactions per month.
Phase 2 (Scale)
3 wholesale deals per month
1 strategic acquisition retained for DiversyFund.
Across 10 active U.S. markets.
The DealXer Model
DealXer combines three deal sources.
1. Direct Seller Outreach
A BDR calls apartment owners daily to identify motivated sellers.
2. DealXer Student Network
They become a nationwide deal-finder network.
The math:
100 students → 1 wholesale deal per month.
400 students → 4 deals per month.
3. Institutional Underwriting
Only deals that meet strict financial criteria move forward.
Your job is to turn deal flow into revenue.
What You Actually Do
This role sits at the intersection of:

You are responsible for conversion.
Not theory.
Not meetings.
Deals.
Core Responsibilities
Seller Conversion & Negotiation
You will work directly with apartment owners.
Responsibilities include:
• Seller conversations
• Extracting financial information
• Confirming seller motivation
• Anchoring price expectations
• Structuring deal terms
• Issuing LOIs
• Negotiating contracts
You must be comfortable negotiating multi-million-dollar real estate transactions.
Underwriting Gatekeeper
You are the first investment filter.
Every deal must pass underwriting before moving forward.
Required financials include:
• T-12 financials
• Rent roll
• Market rent comps
• Expense ratio review
• Cap rate calculation
• Loss-to-lease analysis
• Estimated equity position
• Clear deal thesis
No financials → No LOI.
Your job is to protect margin and deal quality.
Student Deal Network Operations
DealXer students operate as a distributed acquisition force.
You will:
• Manage the student pipeline
• Review submissions
• Coach students on deal standards
• Identify top performers
• Improve submission quality
Students must submit deals with full financial documentation.
Your job is to raise the IQ of the deal pipeline.
Coaching Platform Operations
DealXer operates a coaching and training platform.
Responsibilities include:
• Student onboarding
• Deal submission reviews within 24–48 hours
• Organizing monthly training sessions
• Supporting educational materials
Structure:
1 live training per 100 students
Example:
100 students → 1 training per month
400 students → 4 trainings per month
Craig Cecilio leads the training.
You run the operations behind it.
BDR Coordination
DealXer has a BDR calling apartment owners directly.
You will:
• Review seller leads
• Qualify opportunities
• Take over serious conversations
• Convert leads into deals
You will also provide coaching to improve seller conversion.
Deal Criteria
All deals must meet strict criteria.

Monthly Performance Targets
Minimum expectations:
50 deal submissions reviewed
20 seller conversations
10-12 LOIs issued
4-6 LOIs accepted
2-3 wholesale deals closed
Long-term target:
3 wholesale deals per month
1 acquisition candidate per month.

Compensation
This role has significant upside.
Compensation includes:
Base salary
PLUS participation in:

$50,000 – $200,000
